Lighthouse Learning - Senior Manager - Real Estate & Analytics (10-15 yrs)

The key responsibilities are :

- Conduct regular market analysis and investigate the availability of suitable sites for new centers.

- Monitor market activity including key property deals, rent pricing, and trends in economic growth in various micro-markets

- Network with brokers to maintain market awareness and develop key contacts in our target market areas.

- Lead the preparation and maintenance of a database of available real estate opportunities.

- Perform feasibility studies by evaluating the site, business potential, catchment areas, competition analysis, average income, and trends.

- Perform financial & business analysis for properties under consideration

- Meet with Property owners/brokers, initiate discussions, lead negotiations, up to finalization of identified properties.

- Coordinate with Finance and Legal teams for activities related to the legal, techno-commercial contract property feasibility and due diligence required.

- Coordinate with Projects, Operations, and Safety teams for activities related to the handover of the property after finalization.

- Maintain good relationships with existing landlords and coordinate with them.

QUALIFICATION:

- Minimum: MBA, preferably in Real Estate

- Good working knowledge of MS-Office, Google Maps

- Proven ability to perform financial and business analysis of properties

- Understanding of key real estate markets should include regulations, recent trends, events and key business variables.

EXPERIENCE:

- At least 10-12 of relevant experience in new site acquisition with good knowledge of real estate trends in key cities like Bangalore, Hyderabad/Mumbai, Pune etc.

- Prior experience in the Large Format Retail, Healthcare, Hospitality or Education industry.

- Prior experience working with IPC & real estate companies
