Role Overview:
- The Project Head will oversee the end-to-end execution of villa construction projects, ensuring timely delivery, quality standards, and cost efficiency.
- This role requires extensive experience in luxury villa development, project planning, vendor management, and on-site execution.
- The candidate will lead multidisciplinary teams, coordinate with consultants, and ensure compliance with industry regulations.
Key Responsibilities:
Project Planning & Execution:
- Lead the entire villa construction project from conception to completion, ensuring adherence to timelines and budgets.
- Develop detailed project plans, including scheduling, budgeting, and resource allocation.
- Collaborate with architects, designers, engineers, and consultants to finalize construction plans.
- Implement project management methodologies to ensure smooth workflow and risk mitigation.
Construction & Site Management:
- Supervise on-site construction activities, ensuring high-quality execution and adherence to safety norms.
- Conduct regular site inspections to monitor progress, resolve issues, and maintain quality control.
- Ensure compliance with local building codes, environmental regulations, and safety standards.
- Troubleshoot and address site-related challenges promptly to avoid delays.
Vendor & Contractor Management:
- Identify, evaluate, and onboard contractors, subcontractors, and suppliers for project execution.
- Negotiate contracts, finalize terms, and ensure cost-effective procurement of materials.
- Monitor vendor performance and ensure timely delivery of materials and services.
Budgeting & Cost Control:
- Prepare and manage project budgets, ensuring cost optimization and financial discipline.
- Track expenses and implement cost-saving measures without compromising on quality.
- Provide periodic financial reports to senior management on project expenditure.
Team Leadership & Coordination:
- Lead, mentor, and manage a team of project managers, site engineers, and support staff.
- Foster a collaborative work environment with internal and external stakeholders.
- Ensure smooth communication and coordination between different teams.
Stakeholder & Client Management:
- Work closely with senior management, investors, and clients to align project goals with business objectives.
- Provide regular project updates and reports to stakeholders.
- Address and resolve client concerns related to project execution.
Key Requirements:
Education & Experience:
- Bachelor's or Master's degree in Civil Engineering, Construction Management, or a related field.
- 12+ years of experience in villa construction, preferably in premium or luxury segment projects.
- Proven track record of delivering high-end villa projects within budget and timelines.
Technical Skills:
- Expertise in project management tools such as Primavera, MS Project, or similar software.
- Strong understanding of structural design, MEP coordination, and architectural detailing.
- Knowledge of sustainable construction techniques and modern building materials.
Soft Skills:
- Strong leadership and decision-making abilities.
- Excellent communication and stakeholder management skills.
- Problem-solving mindset with an ability to handle high-pressure situations.
