Desired /Key Skills:
- 15+ years' experience in Sales
- Min 3+ years of hands-on direct sales experience in a Branded or Premium/Luxury Residence Projects
- Experience of selling luxury properties of INR.2 Cr & above.
- Must be a strategy planner and has a track record of managing large teams and large volume sales
- Must have been with a real estate organization which has a large volume of product.
- Candidates must be A "HANDS ON LEADER" who is "HIGHLY ANALYTICAL" AND "DETAIL ORIENTED"
Roles & Responsibilities:
- The Head of Sales is in charge of developing weekly/monthly/annual and seasonal sales targets for the assigned project, examining growth opportunities, enabling sales improvements, product mix development, and taking responsibility for the department's performance against targets.
- Developing, Enhancing, implementing of comprehensive Sales strategies & other promotional activities for various projects to create new markets, achieve targeted sales.
- Should handle multiple projects/sites and responsible for overall business revenue.
- Develop and drive sales initiatives to achieve set goals by mentoring and motivating the sales team
- The Head of Sales, along with the senior sales management, creates and implements sales action plans that
- incorporate key actions that work to set KPIs for the business.
- Achieve the various parameters as per the management's requirement like sales revenue, sales numbers, site visit, leads, forecast etc.
- Achieve the agreed productivity of each individual sales member in your team.
- Collaborate with Marketing, Digital Marketing, CRM and other teams in creating product intelligence, product awareness, branding, conducting trend analysis, competitor benchmarking, pricing strategies and ensuring that these are aligned to support and drive sales and conversion.
- Competitor Trend Monitoring and Competitor Benchmarking in order to effectively balance competing priorities to full fill all customer expectations i.e., keeping abreast with competitor residential property offerings, pricing, location, quality, etc.
- Maintain the overall cost of sales in agreed budget.
- Ensure the budgeted team strength is always on roll.
- Responsible for Hiring new sales member and retaining them, maintaining the overall head count and productivity.
- Ensure all the necessary data in lead management software is fed on real time basis and Daily Sales Report (DSR) sent every day.
- Keep minimum cancellation (not exceeding 10%) of booked customer and retention of customer is key result area.
- Ensure minimum 25 BTL activities every month for the project assigned.
- Maintain the agreed mix of monthly sales from CPs, Direct Leads, Existing Customer references etc.
- Responsible for individual and the Team Targets.
- Responsible to achieve month on month sales targets.
- Aggressively drive Sales, Lead generation, BTL Activities and Customer Service Management etc.
- Educating the client with the market trends, keeping them aware with the rental returns and the price appreciation they may get after investing in our properties.
- Maintaining cordial relationship with CRM, Home Loan, Registration and other departments
- Adaptive to highly demanding work environment
- Manage all the internal conflicts of the sales team and solve issues.
- Able to train /mentor /coach and make his team perform
- Reporting to the management on various Sales/Monthly/Quarterly reports
