Key purpose of the job: The role is responsible for formulation and execution of business strategies and ensuring end to end leasing of Commercial properties. The position is responsible to generate transaction revenue through leasing for the company by developing, maintaining and enhancing targeted client relationships. The role also necessitates knowledge of key real estate dynamics such as demand, supply, absorption, vacancy etc. and other related economic drivers of real estate.
Strategic:
- Provide strategic inputs on zoning, tenant mix, promotions/marketing, facility & finance management
- Formulate the leasing strategy and develop the leasing plan in coordination with the stakeholders
- Support in developing and implement policies and procedures pertaining to Commercial leasing of offices and supporting Commercial with the aim to improve efficiencies
- Conceptualize, develop and create strategies, policies, and procedures that will maximize tenant occupancy.
- Review, analyse & advise management and tenants on product/service mix concepts, construction requirements and compliance to contractual obligations
Operational:
- Lead generation activities & identification of prospective clients.
- Provide budget re/forecast information to ensure that the budget realistically reflects projected leasing activity
- Liaise with International Property Consultants, Approach key commercial national and international brands for leasing of space, to ensure healthy pipeline of leads
- Drive key client relationships & manage existing relations of the company formulate MIS Reports for the Management
- Work closely with tenant representatives, attorneys, and brokers, following through to completion of the final lease document
- Assist by providing relevant inputs in developing project collaterals and marketing materials in coordination with marketing team
- Co-ordinate with various departments viz. Design, Legal, project management and asset management for timely execution of leasing targets
- Manage relationship including providing support in resolution of disputes wherever required
- Oversee the administration and integration of leasing and marketing functions in order to ensure improvement of the performance of tenants, tenancy and leasing operations for the purpose of achieving target rental income and planned occupancy levels
