1. Role Overview

The Community Manager is responsible for ensuring smooth operations, property maintenance,

guest satisfaction, and meal service quality at Colive properties. The role includes facility

management, rent collection, security compliance, guest services, and overseeing meals

presentation and hygiene standards.


2. Key Responsibilities

2.1. Property Operations & Maintenance

  • Oversee daily operations, preventive maintenance, and housekeeping.
  • Conduct inspections of rooms, common areas, and dining spaces.
  • Manage vendor coordination for repairs, cleaning, pest control, and waste disposal.

2.2. Meals Presentation & Food Service

  • Ensure meals are served on time with proper portioning and presentation.
  • Maintain food hygiene, cleanliness, and service quality.
  • Maintain daily reports on meal consumption.

2.3. Guest Experience & Customer Service

  • Act as the first point of contact for guests, addressing concerns professionally.
  • Handle move-ins, move-outs, and escalations to improve guest satisfaction.

2.4. Financial Management & Rent Collection

  • Ensure timely rent payments.
  • Monitor and report on revenues, outstanding payments, and penalties.

2.5. Security & Compliance

  • Enforce access control, visitor policies, and fire safety protocols.
  • Conduct regular security audits and emergency preparedness drills.

2.6. Inventory & Reporting

  • Maintain inventory of assets, kitchen equipment, and room amenities.
  • Prepare weekly reports on occupancy, maintenance, and meal service.

3. Qualifications & Skills

Education: Bachelors in Hospitality, Business Administration, or Real Estate.

Experience: 1-3 years in property management, hospitality, or operations.

Skills:

  • Customer service & problem-solving.
  • Facility & vendor management.
  • Food hygiene & service standards.
  • MS Office proficiency.

4. Performance Indicators (KPIs)

  • Occupancy & Retention – Guest satisfaction & renewal rates.
  • Operational Efficiency – Timely resolution of maintenance/service requests.
  • Food & Beverage Standards – Meal quality, hygiene, and presentation.
  • Financial Compliance – Rent collection & outstanding dues management.
  • Security & Housekeeping – Cleanliness and safety adherence.

5. Work Conditions & Benefits
