Job Summary: VFCPL looking a highly motivated and experienced Estate Manager to oversee the
management and administration of all our company's commercial properties, as well as the personal
properties of the director located at Mumbai & Baroda. This role requires a multifaceted individual with
expertise in property management, real estate transactions, legal compliance, and financial record-keeping.
Role & Responsibilies
1. Property Management:
•Must have experience of managing multiple properties (Commercial & Residential properties).
•Maintain UpToDate record of all the properties
•Develop and implement comprehensive maintenance plans for all Properties.
•Manage tenant relations, including lease agreements, rent collection, and addressing tenant
concerns.
•Oversee janitorial services, landscaping, security, and other operational aspects of the properties.
•Develop and manage budgets for property maintenance and operations.
2. Director's Personal Property Management:
. Manage and maintain the director's residential and investment properties.
. Coordinate with contractors and vendors for repairs and renovations.
. Oversee property taxes and insurance for the director's properties.
3. Real Estate Transactions:
• Identify and evaluate potential commercial and residential properties for acquisition or sale.
• Collaborate with real estate agents to negotiate and execute property transactions.
• Manage the due diligence process for property acquisitions.
4. Property Records and Legal Compliance:
• He/She must have 10 years experience of all the law, rules & regulations related to the Land,
Building, properties etc.
• He/She must have experience of all the process to get the title clear of the properties.
• Maintain detailed records of all property ownership documents, leases, and maintenance logs.
• Ensure compliance with all applicable zoning regulations, building codes, and safety
standards.
• Work with legal counsel on property-related matters, such as lease agreements and contracts.
5. Registration and Lease Administration:
a. Manage the registration process for all company and director-owned properties.
b. Oversee lease renewals and negotiations for company office spaces.
c. Stay informed about new property taxes and regulations, and advise on their impact.
6. Qualifications:
• Bachelor's degree in Business Administration, Real Estate, or a related field (preferred)
• Minimum of 10 years of proven experience of property management
• Strong understanding of real estate transactions, including sales, purchases, and leasing
• Excellent knowledge of property law and legal compliance requirements
• Proficient in property management software and financial reporting tools
• Strong communication, interpersonal, and negotiation skills
• Ability to manage multiple priorities and deadlines effectively • Meticulous attention to detail and record-keeping skills
7. Additional Requirements:
• Understanding of relevant property taxes and regulations
• Ability to work independently and as part of a team
• Willingness to travel occasionally for property inspections
• Discretion and professionalism in handling all the properties
