We are seeking a highly skilled and experienced Sr. Manager - Design to lead the end-to-end design process for residential real estate projects. This role requires a strong background in architecture, project management, and team collaboration. The ideal candidate will have a proven track record of managing large-scale residential projects from concept to execution, with a deep understanding of design principles, legal regulations, and market trends.
Key Responsibilities:
1. Project Massing and Feasibility Analysis:
Evaluate project feasibility during the TDD (Technical Due Diligence) stage by analyzing built-up area, saleable area, and project specifications.
Provide rough estimates for the project, including FSI utilization, number of towers, height, and layouts.
Prepare and issue RFPs to consultants, ensuring clarity in project expectations and deliverables.
2. Consultant and Vendor Management:
Collaborate with consultants and vendors to align on design philosophy and project objectives.
Address queries and provide timely inputs to ensure seamless coordination throughout the design process.
Monitor vendor and consultant deliverables, ensuring adherence to project timelines and quality standards.
Coordinate with the accounts team to ensure timely payouts and maintain strong vendor relationships.
3. Design Development and Collaboration:
Work closely with the leasing team to understand project USPs, pricing strategies, and customer preferences.
Guide architects in preparing design briefs for concept, schematic, GFA, and GFC stages.
Ensure alignment between architectural, structural, and civil design teams to maintain consistency across all elements.
Review and refine design briefs, providing actionable feedback to enhance design quality and functionality.
4. Project Launch Readiness:
Lead the creation of renders, models, and cut sheets in collaboration with the marketing and branding teams for project launches.
Collaborate with the leasing team to incorporate customer-centric insights into design deliverables.
Ensure that site sales offices and launch materials reflect the project's design philosophy and market positioning.
5. Project Execution Oversight:
Work with project teams during the execution phase to ensure adherence to approved designs.
Monitor on-site construction progress to verify alignment with design specifications.
Address RFIs (Requests for Information) from the operations team promptly to resolve any design-related queries.
6. Compliance and Coordination:
Liaise with legal and liaison teams to secure approvals from RERA, MOEF, and other regulatory authorities.
Prepare and vet GFA drawings and other documentation required for compliance.
7. Learning and Development:
Identify opportunities for self-development and upskilling, including training, certifications, and projects.
Stay updated on the latest trends in architectural design, technology, and real estate development.
