Job Summary:
General Manager - Land Acquisition will be responsible for identifying, evaluating, and acquiring land parcels for residential real estate projects. The role involves negotiating with landowners, conducting due diligence, and ensuring compliance with all regulatory requirements. The ideal candidate will have a proven track record in land acquisition, strong negotiation skills, and in-depth knowledge of local real estate laws and regulations.
Key Responsibilities:
1. Land Identification & Acquisition:
- Identify and evaluate potential land parcels for residential projects based on market research and strategic goals.
- Conduct site visits and collaborate with the market research team to assess feasibility.
- Develop and implement a land acquisition strategy aligning with business objectives.
- Negotiate and finalize deals with landowners and brokers to secure land at the best terms.
2. Due Diligence & Compliance:
- Manage the due diligence process including title verification, zoning, and land use regulations.
- Coordinate with legal teams to clear titles, resolve disputes, and ensure compliance with local and state regulations.
- Oversee the preparation of legal documents such as MOUs, sale deeds, and joint development agreements.
3. Financial Feasibility & Approvals:
- Conduct financial feasibility studies to assess project viability and profitability.
- Prepare investment proposals and present them to the senior management for approval.
- Manage budgets for land acquisition and ensure cost-effective strategies.
4. Stakeholder Management:
- Build and maintain strong relationships with landowners, brokers, legal advisors, and government authorities.
- Coordinate with internal teams such as legal, finance, and project management for seamless acquisition processes.
- Represent the organization in meetings with government authorities for approvals and NOCs.
5. Documentation & Reporting:
- Ensure proper documentation for all land acquisition activities, including contracts, agreements, and compliance reports.
- Prepare and present monthly and quarterly reports on acquisition progress to senior management.
- Maintain an up-to-date land bank with complete details of all acquired properties.
6. Risk Assessment & Mitigation:
- Identify and mitigate risks related to land titles, regulatory compliance, and financial feasibility.
- Develop contingency plans for potential risks in the acquisition process.
Key Requirements:
Education:
- MBA in Real Estate, Finance, or a related field.
- B.E. / B.Tech in Civil Engineering or equivalent (preferred).
Experience:
- 12+ years of experience in land acquisition for residential real estate projects.
- Proven track record of closing high-value land deals and managing large land banks.
- In-depth knowledge of local land laws, regulations, and real estate market trends.
Skills:
- Strong negotiation and networking skills.
- Expertise in legal documentation and compliance.
- Proficiency in financial analysis and feasibility studies.
- Excellent communication and presentation skills.
- Ability to lead and mentor teams.
- Knowledge of real estate management software (e.g., SAP, MS Excel).
Preferred Qualifications:
- Certification in Real Estate Laws or Land Management.
- Experience in managing joint development agreements (JDAs) and revenue-sharing models.

- Number of land parcels acquired per year.
- Cost efficiency in land acquisition.
- Compliance with regulatory requirements.
