Maintenance Planning

Ensure preventive maintenance schedules are prepared well in advance for each POD's, city wise.

Ensure all major equipment's spares have rate contracts with the respective vendors.

Ensure AMC (Annual Maintenance Contract) is in place for required equipment's.

Execution

Visit POD'ss periodically to check the equipment's' working condition

Ensure technicians follow the preventive maintenance schedules for each POD's without fail.

Randomly audit POD'ss and inspect equipment's for the preventive maintenance that was carried out.

Prepare equipment wise cleaning and service chart for the managers to execute.

Cost Management

Maintain equipment wise history-card to monitor its maintenance expenses through the life cycle.

Monitor and manage POD's wise break-down history of all utilities and total cost spent on the same.

Prepare maintenance budgets and work towards reducing them on a regular basis by identifying better and robust brands for spares.

Stakeholder Management

Work with Projects and Purchase team with regard to equipment's purchased and highlight concerns if any.

Train the managers periodically on various preventive maintenance process and techniques.

Continuous improvement

Prepare business/ case studies for various new concepts and materials along with ROI (Return on Investments)

Explore possibilities of automation in various areas of construction (IOT/Sensor lighting/ Sensors for water level indicator etc. )

Regularly scout the market for any tech advances or improvements with regards to various equipment's/ materials. Bring in relevant application to the POD'ss.
