Strategy and Planning:
- Develop and execute Pan India property acquisition (CK, Satellite Kitchens, Outlets, Cloud Outlets) strategies aligned with business expansion plans.
- Conduct market research and analysis to identify emerging trends and opportunities.
- Collaborate with cross-functional teams to align acquisition plans with business objectives.
General Responsibilities:
- Conduct feasibility studies, market analysis, and site assessments.
- Identify and acquire sites for the central kitchen, outlets and cloud kitchen.
- Evaluate location factors (logistics, transportation, labour market).
- Negotiate leases with agreements leases or built-to-suit agreements.
- Responsible for conducting market visits and interfacing with brokers/landlords to identify suitable outlet properties in identified cities/locations.
- Responsible for conducting site visits, including taking photos and videos of potential properties and assessing business potential.
- Coordinate with internal teams such as Projects, Operations, and Compliance for due diligence on shortlisted properties.
- Present shortlisted properties to the internal BD steering committee.
- Negotiate and close commercial terms and property agreements.
- Act as a point of escalation for internal teams/landlords to facilitate disputes and issue resolution.
- Business Intelligence: Provide updated periodic information about the New Developments.
Evaluation of the Site:
- Ensure site visits are conducted.
- Mapping and Comparative Analysis.
- Recommendation.
- Negotiations with developers.
- Representing Co. at the highest levels of the developer organization.
- Keep control of documentation with the Legal Department.
- Being aware of all legal points pertaining to each property handled.
- Documentation and coordination of various other functions related to Project Acquisition.
Stakeholder Engagement:
- Build relationships with developers, landlords, and government authorities.
- Represent the company in industry events and conferences.
- Act as a point of escalation for internal teams/landlords to facilitate disputes and issue resolution.
Compliance and Risk Management:
- Ensure compliance with regulatory requirements and zoning laws.
- Conduct due diligence, and environmental assessments.
- Manage risks associated with property acquisitions.
Financial Management:
- Develop and manage budgets for acquisition and project development.
Team Management:
- Lead and mentor a team of property acquisition professionals.
- Foster collaboration and drive results-oriented performance.
Reporting and Analytics:
- Track and analyse key performance indicators (KPIs).
- Provide regular progress reports to senior management.
Soft Skills & Technical Knowledge:
- Excellent leadership, communication, and negotiation skills.

- Know how of site selection and acquisition.

Job Specification:
- 12 to 15 years of experience in real estate acquisition in the retail/F&B Retail industry. Should have led a BD team for at least 2 years.
- Proven track record of Pan India successful acquisitions (50 to 70 outlets) and project executions.
- Connect with malls and builders and strong Pan India broker network.
