Key Responsibilities

Initiation & Planning

• Define role/ responsibilities of the planning cell and identify the level of resources to operate the process by establishing the responsibilities of each personnel in the cell.
• Develop logically linked, resource and cost loaded baseline schedule in primavera system and monitoring of the same
• Provide construction related inputs to the Ops strategy team in preparing the project execution strategy
• Involve in the interview process of selecting new associates in planning team of the involved projects.
• Establish level & frequency of reporting system
• Guide the planning team in defining a proper Document Management System
• Define WBS structure, prepare schedule templates, prepare construction schedule & issue it to the planner for preparing detailed schedule.
• Review and advice on the project master logistic plan.

Monitoring & Control

• Review the updated construction schedules/reports issued by the team, prepare weekly MIS reports and issue it to the PD
• Conduct site visits monthly and issue key variance/ proposed action plan (jointly agreed with CM team) report to CM team with target dates
• Review & approve the AOP sent by the team
• Review & approve the payment & interim milestone details monthly
• Attend progress review meetings at least once in a month for each project.
• Review staff productivity details, approve the QB calculation details and suggest plan of action in case of variance
• Review the status of pre-construction deliverables (Design, Procurement, DCU, Liaison) and arrange meeting with the department heads monthly in case of major deviation and decide the way-forward
• Decide points to be added in the Ops committee meeting across the projects after reviewing the key issues with L2 planner
• Review the analysis prepared by the planner on the EOT claim submitted by the vendors and prepare contractual reply for each claim
• Conduct quarterly audit on the planning & documentation to ensure that all the established project control procedures are properly followed and issue the compliance statement to the project heads
• Review and approve project close-out plan and monitor the same weekly

• In-depth knowledge of Planning Software Primavera and advance excel
• Competent in financial and contractual matters
• Excellent organizational skills

Qualification & Work Experience:

• B.Tech. / B.E / Diploma in Civil with 15-22 years of relevant Real Estate/Large Construction house experience in Project Management and site works which includes minimum 12 years in project control of medium/large projects and planning.
