Job Description

The General Manager Project Head (Real Estate) will be responsible for overseeing the entire lifecycle of high-value real estate projects, from conceptualization to completion. This leadership role ensures that projects are executed on time, within budget, and to the highest quality standards, while adhering to safety and regulatory guidelines. The position is responsible for leading and managing a team of project managers, contractors, vendors, and consultants, coordinating with all stakeholders, and ensuring smooth project operations across multiple sites in the region. This role requires a strategic, results-oriented leader who will drive project success and enhance operational efficiency
 
Key Responsibilities:
 
Financial:
  • Oversee project financial planning, budgeting, and execution to ensure the projects are delivered within allocated financial resources.
  • Drive the development and review of project budgets and ensure cost control across all activities.
  • Facilitate smooth coordination with the Finance team to ensure timely pay-outs to contractors, vendors, and PMCs.
  • Monitor financial progress and work to identify any areas of cost overrun or potential risks and implement corrective actions as required.
Operational:
  • Develop and drive the sequence and strategy of various activities across multiple project sites in coordination with key stakeholders (contractors, PMCs, and design teams).
  • Ensure that all project activities (Civil, MEP, Planning, etc.) on-site are progressing according to the approved timelines and quality standards.
  • Act as the primary liaison between the design team and site operations to ensure proper implementation of GFC drawings and resolve any issues related to design discrepancies or schedule delays.
  • Oversee site-specific risk identification and mitigation processes, ensuring proactive solutions for potential issues.
  • Manage procurement and approval processes for materials, coordinating with the Contracts and Budgeting teams to ensure timely availability of required resources.
  • Supervise and ensure seamless coordination between the project team and the Facilities and Handover team during the snagging process to achieve a smooth handover.
People Management:
  • Lead, mentor, and manage the project team (including PMCs, contractors, and site staff) to ensure effective performance and engagement across all stages of the project.
  • Set clear work objectives for project team members, ensure balanced work allocation, and monitor task completion and quality.
  • Conduct regular performance reviews and provide constructive feedback to improve individual and team performance.
  • Drive team development by planning and overseeing training programs for project personnel.
  • Foster a culture of teamwork, engagement, and collaboration across the project teams.
Process Adherence & Improvement:
  • Ensure that all operational processes on-site comply with established safety standards, quality procedures, and regulatory requirements.
  • Identify and implement process improvements to streamline operations and enhance efficiency across projects.
  • Enforce adherence to the company s standard operating procedures (SOPs) and ensure that the quality of work is consistently maintained throughout the project lifecycle.
  • Focus on continuous improvement of safety and quality standards to ensure the project meets both internal and external regulatory expectations.
Who are we looking for?
Qualification:
  • Bachelor s degree in Civil Engineering.
  • Postgraduate qualification in Construction Management (NICMAR or equivalent) is highly desirable.
Experience:
  • At least 15 years of experience in project management within the real estate and construction industry, with a proven track record of managing high-value projects worth 200-300 crore or more.
  • Extensive experience in overseeing large-scale projects, including all phases of execution, from pre-construction to handover.
  • Experience leading a team of 30-40 professionals across multiple functions and contractors/vendors.

  • Strong technical expertise in managing all aspects of design, construction, and MEP, with the ability to foresee and mitigate risks associated with these domains.
  • Expertise in contract strategy development and contractor/vendor management to ensure the optimum structure and timely award of contracts.
  • Strong financial acumen with the ability to manage cost control, billing, and forecasting for large-scale projects.
  • Knowledge of all technical services and structural engineering deployed on site and how to manage them effectively to meet project goals.
  • Deep understanding of quality control procedures, implementing a culture that prioritizes quality, safety, and compliance on site.

  • Strong leadership and team management skills with the ability to motivate, mentor, and manage diverse teams.
  • Excellent prioritization and multitasking abilities to manage multiple projects simultaneously and efficiently.
  • Outstanding stakeholder management skills, with the ability to liaise effectively with internal and external stakeholders, including contractors, vendors, clients, and consultants.
  • Proactive problem-solving abilities and strategic thinking to ensure the timely and successful completion of projects.

  • External: Contractors, Consultants, Vendors, PMCs, Local Authorities, Regulatory Bodies.
