Job Description: Investment Manager - AIF (Real Estate)

Company: Indiabulls Investment Management Limited (IIML) (Under corporate restructuring into Sammaan Finserv Ltd.), a fully owned subsidiary of Sammaan Capital Ltd. (AUM: - 8,000 Cr. across 11 AIF-II Funds, with additional asset monitoring services for - 30,000 Cr. in wholesale lending) Position: Investment Manager - AIF (Real Estate) Experience Required: Minimum 3-5 years in Real Estate Investments Location: NCR/Mumbai/Bengaluru Metropolitan Areas About the Company: IIML is a leading real estate investment management company, overseeing assets worth - 8,000 crore through 11 AIF-II Funds. The firm also provides asset monitoring and analysis services for wholesale real estate lending worth - 30,000 crore to its parent company, Sammaan Capital Ltd. The real estate projects span across key metropolitan areas such as NCR, Mumbai, and Bengaluru, with a smaller portion in other top-tier cities.

Relevant Experience: 2-4 years of work experience in any one or combination of Real Estate Lending/Real Estate Investments/Real Estate Advisory

Job Description:

- Underwriting of large corporate real estate deals, client interactions, deal execution, and asset management.

- Preparing and auditing financial models for existing investments and pipeline investments.

- Preparation of detailed Investment Memos capturing deal essence, deal rationale, etc.

- Interacting with legal and technical external consultants for due diligence requirements and documentation.

- Working with portfolio companies for preparing investment updates, investor reports, and performance insights.

- Executing exit opportunities for fund investments and optimiizing capital structures.

- Providing deal insights to the Fund Team and identifying market trends.

- Overseeing & tracking the capital structure of SPVs.

- Asset/Project Monitoring to ensure timely completion, cost control, and alignment with investment objectives.

- Ensuring compliance with SEBI regulations under the AIF framework and other applicable guidelines.
