Manager - Business Development

Role & responsibilities

Responsible to find new opportunities for development and land acquisition.

• Liaise with the estate agents and generate leads for construction and development opportunity.

• Scrutinize the papers received from the agents. Ensure that the property/land: - Has valid certification from the respective governing authorities (PR card for cities and 7/12 forms for villages, NA certification, etc.) - Falls as per the development plan set by the concerned authorities. (the corporation formulates the development plans every 15 years and accordingly forms the maps, specifying the areas that can be undertaken for redevelopment) - Has a valid and documented proof of the area.

• Visit the site and analyze whether the location is suitable and as per our requirements for the particular project.

• Formulate and analyze the commercial viability of the project, in consultation with the senior team members and HOD.

• When the project commercially materializes, liaise with the architects to get the designs developed.

• Should be an enthusiastic person.

• Will also need to forge JVs with the interested parties.

• Liaise with the legal team to ensure authenticity of the documents, deeds, etc. about the land. Support the team in events of any court matters.

• Negotiate with the party for best buying price.

• Coordinate with the liaison team to follow-up with concerned regulatory authorities (such as BMC, MMRDA, or other agencies) to get all the registration formalities completed to formally acquire the land/property.

• Do any other related work required by the management.
