Below are key details of the role:Legal Executive (Real Estate)

Educational Qualification:

• Bachelor's Degree in Law (LLB) from a recognized university
• Masters Degree in Law (LLM) is preferred but not mandatory

Experience:

• Minimum 3-5 years of experience as a Legal Consultant, Advisor, or Advocate in the real estate sector
• Minimum 2 years of experience in real estate legal matters, including RERA compliance, employment agreements, and litigation support

Key Responsibilities:

• Draft and respond to legal notices, demand letters, and official communications
• Provide legal advice to departments and review contracts, deeds, agreements, and petitions
• Handle RERA project registrations, quarterly updates, and compliance audits
• Conduct property searches, prepare Title Search Reports, and support land acquisition deals
• Manage customer mortgage and payment disputes, draft customer contracts, and ensure regulatory compliance

1. Property Search & Title Clearance

• How would you prepare a Title Search Report with sufficient legal safeguards?

2. RERA Compliance Management

• How would you approach resolving the discrepancies and ensuring compliance?
• What corrective measures would you recommend to prevent similar issues in future audits?

3. Drafting & Contract Negotiation
Scenario: A key development project requires drafting a Joint Development Agreement (JDA) between your company and a landowner. The landowner proposes several clauses that expose your company to financial risks.

• How would you draft indemnity, exit, and payment clauses to ensure favorable terms?

4. Legal Dispute Resolution

• What documents and evidence would you gather to prepare the company's defense?
• What negotiation tactics would you use to resolve the dispute amicably?

5. Legal Risk Management
Scenario: The CRM department reports increasing disputes regarding mortgage clauses that customers claim were unclear.

• What processes would you recommend to ensure customers fully understand contract terms?
• How would you communicate these changes to the CRM and sales teams?
