B) Operations
1. Planning:
a) To oversee and manage activities to ensure efficient and effective operations in coordination with Contracts, Planning, Construction, and Procurement teams.
2. Engineering / Contracts Management:
a) To be responsible for contracting strategy/vendor selection and watertight contracts with best negotiations for achieving execution efficiencies.
b) To lay down standards and decide on the selection, engagement, monitoring, and evaluation of contractor/vendor performance and risk mitigation plans to protect against potential damages.
3. Procurement Management:
a) To lay down standards and decide on the selection, monitoring, and evaluation of vendors/brands, rate negotiations, and the introduction of new products.
b) To review budgets and recommend ways of cost-saving on an ongoing basis.
c) To prepare project cash flows for all quarters for all items, including RMC, etc., to make adequate provision & planning.
4. Construction Management:
a) To be accountable for effectively monitoring and controlling the project progress schedule, tracking variance analysis, and control measures as per quality standards and schedule.
b) To project and make adequate planning for cash flows.
c) To ensure timely completion of the projects and handover.
d) To lead the Project Heads to develop plans to organize and direct work activities, establish system control procedures, and allocate staff to various sites.
Preferred candidate profile
1. Knowledge of alternative technologies / construction methodologies connected with complex multi-use multi location projects in large layouts.
2. Proactive approach with entrepreneurial spirit
3. Experience in developing standards, SOPs, Efficiency & Control mechanism for end-to-end construction activities.
4. Excellent negotiation skills & deep-rooted experience in dealing with consultants, vendors, contractors.
5. Strong leadership & senior level maturity with excellent man management skills.
6. Should possess excellent communication skills both written & verbal with strong coordination and networking skills.
Qualifications & Experience
1. B. Tech / B.E. (Civil) / Postgraduate in Project / Construction Management / MBA.
2. 25+ years of experience in multi-use multi location High rise Residential, Commercial, IT / ITeS & Industrial Projects.
