Job Description

Strategic Management

  • Lead the thinking on overall strategy, project scope, goal, deliverables and budget management across the projects.
  • Lead the project planning with defined project tasks, project phasing, (in alignment with sales phasing) and resource requirements.
  • Provide strategic inputs to the Management on latest developments across projects, new technologies, work practices, Government policies and recent trends in Real Estate & general economy which might have effect on the Company or assigned Projects.

Pre-Construction

  • Manage Master plan (phase wise) with detailed project plans in alignment to the overall project & business strategy, milestones, budget (spend strategy for efficient cash flow), site & logistics planning, site organogram and resource allocation (with Pre-con).
  • Driving DD Budget closure in co-ordination with value engineering (being informed and involved from Concept Stage). Head of Engineering/ PD/ Site Head to be involved in DD stage, to provide inputs from constructability POV, which will in turn help in controlling DD budget.
  • Lead innovation and R&D in product and construction process methodologies to ensure highest level of customer satisfaction.
  • Award of all major Packages (in coordination with Procurement team), Design Co-ordination (in coordination with Design & Precon team) and Government related policies (in coordination with Liaison). Quantity attachment to be verified by PD at the time of DD stage for controlling budget/ CTC/ efficient inventory management.
  • Design and procurement co-ordination, establishing DDS, all package closures for residential, commercial, KCAs & Infra.
  • Manage development planning including master planning, FSI planning, product mix, project phasing, material planning etc. to maximize NPV or cash flow. (In-coordination with Precon, Liaison & Design team).

During Construction (Execution/ Operations)

  • Oversee project deliverables using appropriate tools and provide necessary direction to the project team to ensure continuous monitoring and project control. Manage project changes and interventions to achieve project outputs.
  • Ensure optimum resource utilization including manpower, finance, infrastructure etc. to ensure achievement of key milestones as per the project plan (AOP) with all quality standards being maintained in project delivery.
  • Manage project evaluations through regular assessments of project development to ensure all parameters are adhered including quality, delivery, time, wastage, theft, DDS monitoring etc.
  • Ensure all legal and statutory obligations of the Company at the project site are complied with.
  • Ensure timely completion of DCUs and WCUs – sign off on DCU’s required from DD & Design Head.
  • Ensure annual CTC evaluation of various phases/residential buildings/infra/KCA’s – Lifecycle Costs.
  • Ensure robust reporting and continuous risk management process including risk identification, stakeholder alignment and appropriate risk mitigation to ensure overall project control and governance.
  • Establishing Annual Operating Plan (AOP) on Construction Targets, Handovers, Possession Dates, Collection Milestones in collaboration with COO’s team and monthly monitoring of AOP milestones.
  • Progress Tracking of Design (DDS), Design Management & co-ordination, work progress, Cross Functional Co-ordination & Issue Resolution.
  • Co-ordinate with the Liaison team to get fire NOC, OC, other required clearances, if any.
  • CFO & OC Planning, co-ordination with Liaison for closure.

Post Construction (Handover)

  • Focus on handover strategy, plan, timeline including possession to customers in co-ordination with HPM on product and services, preparation of HPM Offices, KHO spaces
  • Ensure livability readiness (at least 6-9 months prior to planned handover) and managing with various functions on resolving open issues, if any
  • Ensure timely resolution of customer grievances in order to ensure good CSAT scores. Systemic Quality issues resolution and stabilization of Engineering systems (Co-ordination with HPM, CM, Design)
  • Manage project evaluations through regular assessments of project delivery and handover, to ensure all parameters are adhered including quality, timely delivery etc.
  • Co-ordinate with CC/ HPM on KHO & Customer Walk-through Event
  • Ensure successful project closure including commercials, DLP period monitoring, analysis of project (PES), key learning’s, knowledge management, guidance and setting-up of HPM team and customer issue resolution process

Collaboration and Team Management

  • Align the team to overall objectives, monitor their performance and ensure that they consistently achieve set goals
  • Provide guidance to the function leads (with industry knowledge) and support skills and capability building
  • Collaborate with all stakeholders towards the business objectives to meet the objective of superior customer experience
