Job Title: General Manager - Business development

Location: Bangalore, India

About the Role:

Godrej Properties is seeking a dynamic and experienced professional to lead the sourcing and evaluation of real estate investment opportunities in the Mumbai region. The role will involve identifying new deals, conducting feasibility analyses, financial modeling, market research, and negotiation with JV partners. The successful candidate will be responsible for managing both technical and legal due diligence, and finalizing high-value real estate transactions. Key Responsibilities:

Financial/Strategy

  1. Financial Modeling and Analysis
    • Conduct detailed financial analysis and provide estimates on revenue, profitability, investment, and IRR analysis using financial modeling templates.
    • Deliver accurate, timely, and comprehensive financial reports for decision-making.

Operational

  1. Land Sourcing/Identification
    • Generate leads by networking with IPCs, financial institutions, brokers, corporate houses, land aggregators, and promoters.
    • Meet landowners to understand their expectations and conduct site visits to assess market factors.
    • Profile leads, assess risks, verify title deeds, and collaborate with Design & Marketing teams for product mix and pricing.
    • Make recommendations to the HO/Regional Head for shortlisted opportunities.
  2. Deal Evaluation
    • Conduct preliminary due diligence on zoning, access, location, etc.
    • Prepare feasibility reports, cost assumptions, and market benchmarking data.
    • Recommend business proposals covering pricing, sales velocity, ticket size, risk, profitability, and IRR analysis.
    • Coordinate with Legal and Liaison teams to ensure smooth due diligence and documentation.
  3. Deal Structuring/Finalization
    • Structure deals to maximize returns for the company.
    • Negotiate with landowners and JV partners, and drive the agreement process.
    • Collaborate with the legal team to prepare agreements and finalize terms.
    • Ensure timely approvals and completion of the deal finalization process.
  4. Relationship Management
    • Maintain relationships with JV partners and resolve any issues that may arise.
    • Provide regular updates to JV partners on project developments and plans.

Process

    • Ensure adherence to company guidelines and timelines for project execution.
  2. Process Improvement
    • Identify opportunities for improving work processes and efficiency.
    • Propose and implement improvements to streamline operations.

People Management

  1. Learning and Development
    • Identify self-development needs and pursue opportunities for learning and growth.
  2. Team Coordination
    • Coordinate with internal and external stakeholders, ensuring effective collaboration and timely execution of tasks.
    • Share knowledge and mentor team members to foster growth and development.

Working Relationships

Internal Interfaces:

  • Marketing & Sales: Collaborate for consumer insights, project pricing, and sales strategies.
  • Design: Align product design, cost estimation, and project planning.
  • Projects/Operations: Understand construction timelines, costing, and operational needs.
  • Legal: Ensure due diligence, documentation, and JV agreements.
  • Liaison: Verify title deeds and government development plans.
  • Finance: Verify financials, including P&L, Cashflow, and Balance Sheets.
  • Capital Strategy (HO): Collaborate on pitching for outright deals to PE investors.

External Interfaces:

  • Land Owners & Brokers: Engage in JV proposals, meetings, and relationship building.
  • Consultants: Regular interaction for land identification.

Qualifications & Experience

Critical Requirements:

  • Top Tier MBA (from reputed institutions).
  • Minimum 10 years of experience in a real estate company, real estate-focused fund, or investment fund specializing in real estate or private equity.

Key Skills:

Essential:

  • Expertise in Financial Analysis, including understanding financial statements and key financial levers.
  • Financial Modeling skills: Experience with DCFs, ratio analysis, land valuation techniques.
  • Strong Regulatory Knowledge of land deals/projects in the Mumbai region.
  • Knowledge of Legal Documentation related to land ownership and MOUs.
  • Excellent Negotiation Skills to manage JV partnerships and deal structuring.

Preferred:

  • In-depth Market Knowledge of the South real estate market and its various jurisdictions.
  • Established Network of landowners, brokers, and promoters in the region.
  • Reasonable understanding of Land Laws (e.g., BTAL, ALC, etc.).
  • Strong Statistical Knowledge for data-driven decision making.
