ESSENTIAL DUTIES AND RESPONSIBILITIES
- The Consulting division of CBRE is a specialized advisory practice that undertakes assignments across a wide variety of real estate asset classes and works for a broad spectrum of private and public-sector clients.
- Retail advisory is a sub-vertical of the consulting division and the portfolio of services and duties for this role shall include:
Project Execution side
- Acting as an anchor for managing multiple projects & complex assignments with allocated resources within pre-defined timelines & milestones
- Undertaking typical project strategy assignments such as Retail Analytics, Catchment Analysis, Market & Financial Feasibility, Highest & Best Use Study, Techno Economic Viability Study, Product Mix Strategy & Business Plan Formulation exercises
- Lead & Conceptualize demand estimation and financial modeling across projects (including scenario building) ability to use multiple ratification approaches for the same
- Undertaking specialized studies related to design and space planning such as formulation of tenant mix, brand mix and zoning strategy for retail developments (malls / high-streets / mixed-use support retail)
- Should be able to review the floor plans prepared by the client appointed architect and provide inputs on market led aspects such as:
- Retail planning location of anchor categories, placement of food courts., etc., specific requirement of anchor categories
- Tenant Zoning location of categories across different floors, clustering and adjacencies between different categories to maximize footfalls
- Circulation patterns – ingress/ egress, horizontal and vertical circulation, parking, etc.
- Back of house services (market led and tenant requirement based)
- Store specific inputs – size, visibility, frontage etc.
- Should be able to assess the business impact of the recommendations on the mall design – impact on rentals, retailer interest, etc.
- Assisting retailers in expanding their business in India by undertaking location strategy studies, expansion strategy, market entry strategy, competitor analysis, market potential estimation, etc.
Business Development side
- Supporting the vertical lead in growing the business to achieve revenue targets
- Proactively engage in business development activities for the retail consulting vertical
- Coordinate & review end to end proposals & pitches for the retail segment in line with client requirements
- Travel to major cities to understand market dynamics, undertake business development activities as required
- Co-ordinate on critical assignments with both internal and other service lines within the company
REQUIREMENTS
Work Experience
- 6 to 9 years of relevant experience within retail consulting
Educational Qualification
- MBA or Master’s Degree in the field of retail/ real estate/ architecture/ built environment from a recognized university
Specific Skill Sets
- Prior experience of handling client accounts
- The candidate should have a deep understanding of varied retail formats such as malls, high streets, SCO, mixed-use projects, etc.
- Should be up to date with the national and international market trends with respect to mall design concepts
- Passionate about retail industry
