Head Techno-Commercial (PAN India)

1. Strategic Leadership in Commercials:

• Define and implement a comprehensive commercial strategy for real estate projects across India.
• Align commercial operations with the organizations financial objectives and project timelines.
• Develop and deploy an effective contracting and procurement strategy in line with the overall organization strategy.
• Over all responsible for structuring, implementing and controlling the contract and procurement management process.
• Drive the implementation of SOPs for all activities of the contracts and procurement team including defining TATs for all the activities to ensure consistency & standardization of contract, developing vendor databanks, pre-qualification of vendors and other related activities. Coordinate with the other departments like operations, legal, finance etc for effective contract and purchase structuring from a legal and tax perspective.

2. Budgeting and Cost Control:

• Prepare and monitor project budgets, ensuring cost efficiency without compromising on quality or timelines.
• Analyze cost overruns and variances, recommending corrective measures.
• Develop and implement cost-saving initiatives across all projects.
• Ensure Proper Techno Commercial discussion and preparation of comparatives. Involving in Techno-commercial Negotiation and recommendation of contractors and suppliers. Monitor adherence to the Project budget and investigate any discrepancies.
• Review work and material quality periodically and give feedback to the vendors in case of issues. Establish and maintain a system of checks and controls to ensure that contract and purchasing decisions are taken and transactions are carried out with integrity in line with company guidelines, policies and procedures. Realise and deliver cost savings, together with a range of additional benefits including improved vendor/supplier performance, improved quality of service and total cost of performance along with the risk mitigation plans.

3. Procurement and Vendor Management:

• Oversee procurement activities, including vendor selection, negotiations, and purchase order finalization.
• Monitor deployment of procurement strategy leveraging on economies of scale and cost saving realizations wherever appropriate. Control and manage a robust RFI and RFP process for strategic sourcing needs. Lead and participate in high value and complex transactions overseeing the negotiations, governance mechanism and vendor performance.
• Build and maintain a robust vendor network to ensure competitive pricing and quality delivery.
• Evaluate vendor performance and implement vendor rationalization strategies.

4. Contract Administration:

• Collaborate with the contracts team to ensure commercial terms in agreements are favorable and aligned with project requirements.
• Monitor adherence to contractual obligations by vendors and contractors.
• Resolve disputes related to commercial terms and payments.

5. Pan-India Coordination and Standardization:

• Streamline commercial processes across regions, establishing uniform policies and practices.
• Collaborate with regional teams to address local market challenges while maintaining overarching commercial objectives.

6. Financial Planning and Analysis:

• Provide financial forecasts and reports to senior management, highlighting key commercial metrics. Lead the process for forward planning and forecasting ensuring timely delivery. Coordinate with projects, regions and the land acquisition teams etc. to estimate with accuracy a forecast for material requirements. Monitor the plan to control the supply chain and take corrective measures if required
• Analyze market trends, material costs, and construction economics to inform strategic decisions.
• Support long-term planning and investment strategies with data-driven insights.

7. Team Leadership and Development:

• Build and lead a nationwide commercial management team, fostering a culture of accountability and collaboration.
• Conduct regular training programs to enhance the team's expertise in cost management, procurement, and financial analysis.

8. Performance Monitoring and Reporting:

• Establish KPIs to measure the efficiency and effectiveness of commercial operations.
• Provide detailed reports to senior management on cost savings, vendor performance, and budget adherence.

Qualifications and Experience:

• Education: Bachelor’s degree in Civil Engineering,
• CA/ MBA or equivalent qualification in finance preferred.
• Experience:
• Minimum 15+ years of experience in commercial management within the real estate, construction, or infrastructure sectors.
• Proven track record of managing large-scale real estate projects and multi-regional operations.
• Expertise in cost management, procurement, and financial planning for residential, developments.
• Candidate should be ready to relocate at Ahmedabad along with family
