Land Legal - Sr Manager/Manager

• Position Title Level Location : Land Legal Sr Manager / Manager , Ahmedabad.

• Job Specifications : Age Group: Above 35+ Years , Total Experience: 10-15 years ,

Essential Qualification: LLB/LLM .

• Purpose of the Position : Responsible for handling all legal aspects of land for the projects
  of the group companies.

• Role & Responsibilities :

1. Addressing legal aspects and risks in purchase of land like Due diligence of land; preparation of Title Search Report; examine and find out the title of the seller or nature of his right; verify title deeds and all connected documents before buying the property; physical and personal inspection of the property.
2. Legal compliance pertaining to land with statutory bodies.
3. Provide Legal support for project finance in terms of security creation.
4. Complete knowledge of Land Laws Nationwide.
5. Calculation of Stamp Duty, Registration Charges, NA Charges etc and knowledge of
   Circle Rate.
6. Registration of Land .
7. To satisfy Lenders Counsel and per requirement of project funding.
8. Knowledge in CLU/Diversion/Conversion etc.
9. Procedural Knowledge of Acquisition of Forest land/Government Land/ Inam Land/Waqf land/ etc.
10. Documentation (Sale Deed, Agreement to Sale, Power of Attorney, Lease Deed, MoU, Term Sheet etc.)
11. Drafting of Share Purchase Agreements, M & A deeds, Joint venture agreements
12. Due Diligence for company acquisition/ NCLT company/land acquisition etc
13. Lodging FIR and Liaison with Police and Administrative Department and Knowledge of Bail Procedure.
14. Preparation of Plaint, Written Statement, Affidavit.
15. Complete Knowledge of proceedings of District Court, High Court and Supreme Court.
16. Complete knowledge of proceedings of Consumer Forum/DRT and other Tribunals.
17. Litigation Management which includes reduction in pending land related legal cases
18. Complete Knowledge of Civil and Criminal Laws.
19. Good Coordination with Famous/local Lawyers of India (on Pan India Basis) wherever the acquisitions need to be undertaken
20. To Provide Legal Support internally.
21. To update Management of Legal issues on regular basis.
22. To provide Legal support for Projects Finance in terms of Security Creation
23. Due Diligence for Merger & Acquisition
24. Exclusively land related litigations, contracts, advice only
