Designation: Associate Manager Repair and Maintenance

Job Location: Wardha, Maharashtra

Key Responsibilities:

• Business Performance Metrics and R&M Process Compliance: Monitor and enforce compliance with business performance metrics and R&M processes to maintain efficiency and quality standards in facility operations.
• Inventory Management: Oversee inventory levels of maintenance supplies and equipment, ensuring adequate stock while optimizing costs and minimizing waste.
• Cost Management: Control R&M costs to ensure they align with budgetary constraints while maintaining service quality.
• Coordination and Communication with Stakeholders: Establish and maintain effective communication channels with stakeholders, including tenants, vendors, and internal teams, to ensure smooth facility operations and address any concerns promptly.
• Team Training: Develop and implement training programs for the facilities team to enhance their skills and knowledge, promoting continuous improvement and adherence to best practices.
• Team Retention: Implement strategies to foster a positive work environment, recognize team achievements, and promote employee engagement to improve team retention rates.

Key Performance Indicators (KPIs):

• Ticket Turnaround Time (TAT) Compliance: Ensure that maintenance requests are resolved within the specified Service Level Agreement (SLA) timeframe to minimize downtime and inconvenience to tenants.
• R&M Cost per Bed: Maintain R&M costs per bed within the budgetary limits to ensure cost-effectiveness and financial sustainability.
• Customer Satisfaction: Maintain a customer satisfaction rating of 4 or higher by delivering prompt and satisfactory maintenance services and addressing tenant feedback promptly.
• R&M Audit Score: Achieve an R&M audit score of over 85% by adhering to compliance standards, conducting regular audits, and implementing corrective actions as necessary.

Qualifications:

Bachelor's degree in Facilities Management, Business Administration, or a related field; relevant experience may be substituted for education.

Skills:

• Proven experience in facilities management, preferably in a residential or commercial real estate environment.
• Strong understanding of R&M processes, inventory management, and cost control principles.
• Excellent communication, negotiation, and stakeholder management skills.
• Demonstrated leadership abilities and experience in team training and development.
• Proficiency in relevant software applications for facilities management and reporting.
• Analytical mindset with the ability to identify trends, solve problems, and make data-driven decisions.
