Job Description
The Asset Management role is responsible for ensuring efficient lease management, financial analysis & performance monitoring, landlord management, and real estate portfolio management.
Roles and Responsibilities
Portfolio Strategy: (30%)
- Developing and executing strategies to optimize the performance of commercial real estate assets within a portfolio.
- Assessing the market conditions and determining the optimal time and strategy for property disposition or redevelopment.
- Asset managers oversee the renegotiation strategy, coordinate with TMs and the underwriting team to provide direction.
- Oversee lease registrations
Lease Management and Analysis: (20%)
- Deploying software for lease tracking and developing lease abstracts
- Managing repository of all leases and real estate documents
- Tracking critical dates and ensuring timely strategy is developed
- Tracking IT/ITeS and other statutory compliances at building level
Financial Analysis and Performance Monitoring: (25%)
- Oversee underwriting function of Real Estate
- Conducting financial analysis to assess the performance and profitability of legacy portfolios.
- Asset managers prepare regular financial reports and provide insights to stakeholders regarding the performance of the portfolio and individual properties.
Finance & Rents: (10%)
- Oversee RE cashflow using REFX including:
- Rent schedule
- Rent payout reporting
- Deposits, etc
- Invoicing mechanism improvement and implementation
Landlord Relationships (15%)
- Attornments & related documentation
- Act as a POC for post-open handover within RE team
Education and Desired Qualifications
- 7-10 years of relevant work experience in Real Estate Asset Management
- Experience in lease management software
- Strong capabilities in analyzing leases, understanding commercial terms & clauses
- Strong understanding of financial statements & portfolio management
- Impeccable and concise communication and presentation skills, verbal and written
- Teamwork, cooperation, and ability to take direction
- Reliable, focused and detail-oriented
- Demonstrated ability to consistently meet deadlines
- Strong time management skills and experience managing multiple stakeholders
- Excels under pressure; ability to work both independently and cooperatively in a fast-paced environment
- Knowledge of Excel and other MS Office applications and G-Suite Applications would be preferred
