Job Description:
We are looking for an experienced and highly skilled Land Acquisition Manager to lead and
oversee the land acquisition processes for our steel manufacturing project in Odisha. The
ideal candidate will be responsible for acquiring land for the company's manufacturing
facilities, ensuring compliance with legal and regulatory requirements, and maintaining
positive relationships with landowners, local authorities, and government bodies.
Key Responsibilities:
1. Land Acquisition & Management:
o Identify, assess, and acquire suitable land parcels for the company's steel
manufacturing facilities and other related infrastructure.
o Conduct thorough due diligence and land surveys to ensure the land's legal
title, suitability, and availability.
o Negotiate with landowners, local stakeholders, and government authorities to
secure land at competitive prices.
o Ensure compliance with all local, state, and national land acquisition laws,
including environmental, social, and cultural aspects.
o Collaborate with the legal team to handle land documentation, contracts, and
government approval processes.
2. Stakeholder Engagement:
o Build and maintain relationships with local landowners, communities, and
government agencies.
o Address and resolve any disputes or conflicts related to land acquisition,
ensuring smooth project implementation.
o Coordinate with government departments to obtain necessary clearances and
approvals.
o Work closely with local communities to foster goodwill and address any
concerns regarding land acquisition activities.
3. Project Coordination:
o Collaborate with project management and construction teams to align land
acquisition activities with project timelines.
o Track and report on land acquisition progress and resolve any issues that may
arise in the acquisition process.
o Coordinate with external consultants, land surveyors, and legal professionals
for due diligence and necessary assessments.
4. Compliance & Documentation:
o Ensure that all land acquisition processes comply with relevant regulations,
including environmental laws and the Right to Fair Compensation and
Transparency in Land Acquisition, Rehabilitation and Resettlement Act
(2013).
o Maintain accurate records of all transactions and agreements.
o Prepare and submit regular reports to senior management regarding progress
and challenges in the land acquisition process.
5. Risk Management:
o Identify and mitigate risks related to land acquisition, including disputes,
regulatory issues, and delays.
o Provide strategic advice to senior management on potential land acquisition
opportunities and challenges.
Qualifications & Skills:
ï• Education: A bachelor's or masterâs degree in Civil Engineering, Urban Planning,
Law, or related fields. A specialization in land acquisition or real estate management
is preferred.
ï• Experience: At least 10 years of experience in land acquisition, particularly within
the steel manufacturing, infrastructure, or industrial sector.
ï• Knowledge:
o In-depth understanding of the land acquisition process, including legal,
regulatory, and environmental aspects.
o Familiarity with government policies, land laws, and compensation regulations
specific to Odisha.
o Expertise in project management, negotiation, and conflict resolution.
ï• Skills:
o Strong negotiation and communication skills, with the ability to engage with
diverse stakeholders.
o Excellent problem-solving skills and the ability to handle complex land
acquisition challenges.
o Ability to work under pressure and manage multiple projects simultaneously.
o Proficiency in using Microsoft Office Suite and project management software.
Additional Requirements:
ï• Willingness to travel frequently within Odisha for site visits and meetings.
ï• Strong knowledge of the local culture, land markets, and regulatory environment in
Odisha is essential.
ï• Ability to handle sensitive situations with discretion and maintain confidentiality.
