AGM / DGM- Business Development (Retail Leasing)

Job Summary:

We are looking for a Business Development(leasing) professional who will take responsibility for identifying Retail (Showroom) properties across TN / AP / TS / KA / KL by analysing statistical data by researching the market information, geographical analysis, and managing the retail rental agreements start from preparing & signing the MOU to till registration/renewals.

Job Description: Responsibilities and Duties

• To generate valid leads, evaluate new retail store opportunities in various locations, and examine new properties with the Retail Operations team.
• Jointly conduct feasibility related to the suitability of the building, business, and financial sustainability.
• To develop innovative leasing strategies with building owners that align with our business objectives.
• Prepare new Store Business proposal note and project feasibility report (Cluster Analysis/Market feasibility).
• Liaison with Projects/IT Team/Landlord for Store Fitout Execution.
• Ensure the completion of new store-related documentation & Statutory compliance.
• Liaison with the legal team and Developer/Landlord on title due diligence and ensuring that the rental agreement is concluded as per company norms.
• Manage the regular process like building owner security deposit, MOU preparation, Stamp duty, registration fees, and complete lease agreement procedures.
• Identify various channel partners (Property Consultants, Developers etc.) and develop the strategy to empanel across various locations in TN/AP/TS/KA/KL.
• Manage the existing showroom monthly rentals, and maintenance costs of the building which are aligned with monthly rentals, track the renewal timings of lease agreements, and decide upon the rent increments in coordination with higher authorities of the commercial department.
• Acquire an in-depth understanding of rival retail (showroom) acquisitions across TN/AP/TS/KA/KL which includes Tier-1, Tier-2, and Tier-3.
• Be an example of maintaining self-discipline with a holistic approach while dealing with property consultants and building owners.

Required Experience, Skills, and Qualifications:

• Strong understanding of real estate markets and trends, with excellent analytical skills.
• Excellent Negotiation and Communication skills to close rental deals.
• Any degree with relevant experience of 10 to 15 years in Retail rental acquisitions/Property Leasing.
• Multilingual will be an added advantage & must be willing to travel across AP / TS / KA / KL.
