The AVP in Luxury Residential Sales is primarily responsible for managing and growing relationships with high-net-worth individuals (HNWIs) and other potential buyers in the luxury real estate market.

Their key responsibilities include:

1. Client Relationship Management: Building and maintaining strong, long-term relationships with high-net-worth clients. They ensure that the clients receive personalized services tailored to their specific needs.
   
2. Sales and Marketing: Promoting luxury residential properties to prospective buyers, including presenting features, benefits, and investment potential. They often use sophisticated marketing tools and networking to attract buyers.
   
3. Negotiation and Closing Deals: Acting as a liaison between buyers and sellers, the RM negotiates offers, handles objections, and ensures the successful closing of sales transactions.
   
4. Market Analysis: Keeping abreast of trends in the luxury real estate market, including pricing, inventory, and investment opportunities, to provide clients with informed advice.
   
5. Client Advisory: Offering expert advice to clients regarding their real estate investments, helping them make strategic decisions on buying, selling, or renting luxury properties.
   
6. Networking: Building relationships with other luxury brokers, developers, and key industry players to expand opportunities and provide clients with exclusive listings.
