Deputy Manager - Facility Operations - Technical

The position will be responsible for effective execution of engineering services at the shopping Centre and ensure smooth operation at the Centre.

Role & responsibilities

• Forecasting budgets for technical services and seeking necessary approvals
• Ensure regular and systematic schedule of inspections for the facility, plant and Equipment's
• Ensure planned preventive maintenance program for repairs and servicing are scheduled at periodic intervals
• Ensure procurement & Inventory management of critical M & E spares
• Ensuring adherence and monitoring PPM schedules, calibration of meters, work permits, regular shut down Activities, earth pits, health & safety guidelines for all M & E equipment DGs, transformers, lifts / elevators, MCBs, water pumps, fire hydrant pumps, firefighting equipment's
• Manage civil services water proofing, leakage and seepage related issues
• Carry out major annual shut down servicing of all panels and carry out the service section smoothly and present the serviced reports to respected vendors
• Regularly communicate with the facility and engineering agencies to ensure smooth working of all the machinery and equipment's in the Centre.
• Ensuring day to day breakdowns are attended timely, and conducting client billing on electricity

• AMC Maintenance for all equipment's
• Vendor Performance Management - ensure the vendor performance is tracked basis the SLAs and KPIs drawn for better execution and any deviation to be reported to the management;
• Ensure timely payment of all the bills related to electricity, water and other supplies and facilities.
• Ensure necessary risk inspections surveys are conducted, inspection survey reports are shared with the management, vendors and tenants and corrective actions are taken;
• Ensure emergency backup plan is in place for effective crisis management;

Work towards energy management program and other initiatives like Kaizan, 5S, TPM Practices, Root cause analysis, ISO certification etc,;

Preferred candidate profile

• Graduate with at least 6 years of experience in a hospitality or retail industry in a supervisory role.
• In depth technical knowledge
• Must be highly organized and able to manage multiple priorities in a calm and efficient manner
• Able to work cooperatively with other departments to ensure close coordination of activities that support customer service goals
• Strong work ethic, intense drive, and initiative for quality and customer service.
• Excellent written and oral communication skills.
• Excellent problem-solving skills both one-on-one and in group situations.
• Ability to utilize a participative approach to managing staff.
• Excellent administrative and organizational skills and an ability to prioritize.
