Central Head - Mall of Travancore

Key Responsibilities:

• Leadership & Operations Management: Oversee the day-to-day operations, managing the malls performance across all departments, ensuring operational efficiency, and optimizing tenant satisfaction.
• Revenue & Profitability: Achieve revenue targets by managing top-line growth and cost control strategies. Maximize profitability through effective management of leasing, services, and marketing initiatives.
• Tenant Management & Relations: Ensure timely payments collection from tenants (rents, charges, deposits) and foster long-term relationships, addressing complaints and demands.
• Financial Management: Monitor budgets, control expenses, and ensure expenditure remains within approved limits. Manage all financial aspects, including payments to service providers and suppliers.
• Footfall & Traffic Analysis: Monitor and analyze footfall and vehicular traffic on a daily, monthly, and annual basis to meet targeted footfall goals, collaborating with the marketing team to drive improvements.
• Facility Management & Maintenance: Maintain high-quality property standards with regular checks and preventive maintenance. Ensure energy efficiency and prudent use of resources.
• IT Infrastructure Management: Oversee IT infrastructure, including security systems (CCTV, access control), POS systems, Wi-Fi, and footfall systems, ensuring 99% uptime.
• Customer Experience & Marketing: Collaborate with the marketing team to plan and execute campaigns, driving customer satisfaction and ensuring all tenants comply with operational policies.
• Team Leadership: Lead, mentor, and develop a high-performing team, setting clear objectives and performance metrics. Conduct regular team meetings and provide feedback for team growth.
• SOPs & Compliance: Update and monitor all SOPs and ensure compliance with mall policies and procedures, while integrating third-party tools for reporting and analysis.
• Food Court Management: Oversee the food courts operations, introducing new brands, maintaining hygiene standards, and ensuring high-quality customer service.
• Leasing & Space Management: Assist with leasing vacant spaces according to the leasing plan, ensuring optimal tenant mix and performance.
• Reporting & Performance Analysis: Track and report on key performance indicators such as sales per head (SPH), trade density, and rent-to-revenue ratios, providing recommendations to meet targets.

Skills & Qualifications:

• Proven experience in mall management (10-15 years)
• Strong leadership and team management skills
• In-depth knowledge of financial management, leasing, and property operations
• Excellent communication, negotiation, and interpersonal abilities
• Ability to drive profitability, optimize operations, and enhance customer experience
• Strong analytical skills and experience in performance reporting

🎓 Qualification: Graduate/MBA in Business Management, Retail, Hospitality, or related fields

📅 Experience: 10 to 15 years in mall management, retail operations, or hospitality
