Job Summary:

We seek an experienced and results-driven Commercial Leasing Manager to lead our leasing operations in Hyderabad & Vijayawada. The role involves identifying and securing office and retail tenants for our commercial properties, developing leasing strategies, and managing tenant relationships. The ideal candidate will have a strong network in the commercial real estate market, excellent negotiation skills, and a proactive approach to driving occupancy rates.

Key Responsibilities:

Leasing & Tenant Acquisition:

• Identify potential tenants, including corporate offices, retailers, and commercial businesses.
• Develop leasing strategies to maximize occupancy and rental revenue.
• Conduct market research to identify potential tenants and approach them with tailored leasing proposals.
• Negotiate lease agreements, rental terms, and other contract conditions in alignment with company goals.
• Collaborate with brokers, real estate consultants, and business networks to generate leads.

Market Analysis & Strategy:

• Conduct regular market research to understand rental trends, competitor properties, and tenant demand.
• Provide insights and recommendations for pricing strategies and property positioning.
• Suggest improvements and upgrades to enhance property appeal for prospective tenants.

Tenant Relationship Management:

• Maintain strong relationships with existing tenants to ensure high tenant satisfaction and lease renewals.
• Handle tenant inquiries, concerns, and coordinate with property management teams for issue resolution.
• Assist in onboarding new tenants and ensure compliance with lease agreements.

Marketing & Promotion:

• Work with marketing teams to create promotional materials, listings, and online campaigns to attract tenants.
• Organize site visits, property tours, and leasing events for potential tenants.
• Ensure effective branding and visibility of available commercial spaces.

Legal & Documentation:

• Work closely with legal teams to ensure compliance with leasing laws and regulations.
• Prepare lease agreements, MOUs, and other necessary documentation.
• Ensure timely collection of lease deposits, advance rentals, and rent payments.

Qualifications & Experience:

• Bachelors degree in Business Administration, Real Estate, Marketing, or a related field.
• 8+ years of experience in commercial leasing, real estate sales, or property management.
• Strong network in the Hyderabad commercial real estate market.
• Proven track record in closing leasing deals and maintaining high occupancy rates.
• Excellent negotiation, communication, and interpersonal skills.
• Ability to work independently and drive business growth.

Preferred Skills:

• Knowledge of real estate laws and leasing regulations.
• Experience in retail and office leasing preferred.
