Role & responsibilities

1. The position is responsible for overall management of property & asset services to ensure delivery of standard, consistent, efficient & best in class services across the portfolio, which includes:

2. Management of Property Management Partners Performance measurement and management process (for property services) including monitoring & reporting on Key Performance Indicators (KPIs measurable and reportable), Overall reporting process (requirement, frequency, formats etc.)

3. Drive implementation of Asset Management programs and best practices (Asset coding, concepts of Total Productive Maintenance, Annual Shutdown programs etc.)

4. Conduct RCA and plan CAPA for implementation for all failures to Asset Management

5. Work closely with Chief Engineer to ensure team support on implementation of road map to Asset Servicing, reduction in reactive maintenance turnaround time & planned preventive maintenance

6. Shall carry sound understanding and knowledge on various functions of Property Management of across parks, with exposure to budget planning, preparation and expense control.

7. Functional management with practical application of cost optimization, lean management, and process automation is highly desirable.

8. Shall have an innovative mindset for identifying & leveraging existing, new program on suitable technology solutions to optimize delivery processes as well as the ability to drive implementation of such solutions quickly and effectively.

9. Support and coordinate brownfield projects

10. Manage monthly MIS reporting process (providing and facilitating qualitative and quantitative data analysis) across the portfolio including monthly reviews with the PM partners

11. Establish/ Manage a standard service vendor management strategy aligned to the organizational objectives, to include setting up & reviews of SLAs and KPI scorecards for all the service partners PAM & third party suppliers.

12. Sound knowledge on CAM budget, financial statements and reporting templates, identify errors and amendments.

13. Establish annual budgets and tracking methodology

14. Establish internal and external benchmarking process for property & asset management services, OPEX / Service Charge (CAM) budgets and drive continual optimization of services and costs across the portfolio.

15. Contribute to establish internal review strategy for ensuring compliance to the established systems & processes and best practices.

16. Implement internal reviews / audits & provide gap analysis reports and drive implementation of corrective preventive action plans.

17. Establish an effective client engagement & management process and drive implementation of initiative such as:

a. Roll out / participate & support on Occupant Satisfaction Surveys (half yearly) and work with the

18. PAM service partners on establishing corrective / preventive action plans and monitor for effective implementation.

19. Establish strategy for renewable power for the portfolio and drive implementation of various projects associated including, like

a. Rooftop solar projects

b. Power purchase through open access

20. Work closely with Chief engineer & Service partner teams on Schedules, implement and manage various property audits / reviews across the portfolio including and not limited to the following:

a. Equipment health check

b. Energy audits

c. Safety & security audits

d. Quality audits

e. Lift safety audits

Preferred candidate profile

Management graduate MBA/Engineering graduate

10-15 years in engineering industry and FM / PM background
