Job Description

·     Education Qualification: Preferably a degree holder (BE) Civil engineer / Degree in Project Management consultancy (PMC)

·     Experience:  A minimum of 15+ years’ experience in the corporate industry, experience in complete planning, execution and delivery of small and large office projects with experience in managing the civil, MEP, interiors, planning, designing, managing permissions, etc. Experience with inhouse PMC works / monitoring the interior works through external PMC.

·     Will be in-charge of the PAN India locations for New projects and maintenance of existing offices.

·     Responsible to ensure smooth functioning of all the electromechanical equipment owned by the company, operated through the facility team like Lifts, Airconditioning equipment, entire Electrical infrastructure, UPS power for critical and non-critical devices etc.           

·     Will work closely with the Architect and services Designers to plan the layouts, inform the design brief and appropriate planning for the architectural and services.   

·     Must have knowhow about the tendering / RFP system. Techno commercial evaluation of the various packages and the general market trend of the cost for various items required in interior works.  

·     Should be good at monitoring and execution of the large size projects, including supervision, quality standards, certification of the respective vendor bills etc.

·     Preference would be given if the candidate has direct experience of working for a green building certified project     

·     Should be capable of designing small layouts (upto 30 seater office premises). Knowledge and operating skills of AutoCAD would be preferred.   

·     Candidate should have brief background of the MEP services and its designs including safety and security packages like Fire Fighting, Fire Alarm System, various systems required for the Data Center like Gas suppression system, VESDA, CCTV etc.   

·     Shall manage the Annual Maintenance Contracts, Annual Rate Contracts for various packages like ( Transformer, Generators, U.P.S. Airconditioning, PAC, carpentry works, chairs, ) for PAN India locations through the approved vendors.

·     Shall be responsible for the appropriate documentation of the AMC reports, maintaining proper calendar of the schedules and execution dates for the above.

·     Will manage the Annual activity of the electrical down time (maintenance) for PAN India locations by doing proper coordination with the inhouse IT team.

·     Should have good interaction and communication with the regional admin SPOC and monitor the R&M activities, infra maintenance activities etc.

·     Needs to have knowledge on the Annual Admin budgets and its planning by considering the CAPEX and the REVEX requirement.

·     Will need to work closely with the internal stake holders like IT department, Procurement team, Finance, Legal for their respective roles.

·     Shall monitor and ensure adherence to compliance and regulations as per the company norms (through the legatrix tool )

·     Should have good leadership skills and will manage various on roll and off roll teams. Shall be responsible to manage the entire maintenance team under the facility management companies. Services will include but are not limited to electricians, plumbers, painters, STP operators, DG operators, RO water plants, carpentry, etc.

·     Must ensure all work is done as per the process and should be able to handle any audit query raised by internal / external auditors for the entire portfolio handled by him.  

·     Will monitor and Maintain Fixed asset register (admin assets ) and coordinate with the finance department for regular verifications including the external audit etc.
