Senior Facility Manager - Technical

Skills:

Primary responsibilities:

  • Combination of Technical & Soft Services for the facility
  • Preparation of maintenance concepts, improvement proposals as well as substance evaluations for the related maintenance

  • Processing of engineering tasks according to the instructions of the Head PM, and/or Senior object supervisor from Landlord side.

  • Supervision of all part of facilities like technical and server room, meeting areas, conference areas etc.

  • Independent process planning for the maintenance actions with the help of the PPM schedule

    • Capacity planning
    • Deadline planning and monitoring
    • Co-ordination with users and external suppliers
    • Material planning
    • Provision of the order documents/Job sheets
    • Ensuring the recording, evaluation of data
  • Technical and organizational management

  • Independent processing of the order specifications under consideration of the Contract/Budget specifications and the respective authority regulations.

  • Update of the system documentation

  • Update of BMS according to Customers internal regulations - regarding the responsibility area

  • Monitoring warranty deadlines

  • Independent compilation of quotations for additional services and the respective calculation with the commercial department and the Customers FM organization

  • Assistance with the compilation of acquisition documents for the Technical department in co-operation with the commercial department

  • Processing of all the task that need to be executed in the object area, under consideration of the external and internal specifications and regulations, and utilizing the experiences and findings that were made in the field-related maintenance and the technical operation management

  • Evaluation of the systems and their respective adjustment to the special requirements, and continuous optimization.

  • Deadline monitoring

  • Customer relationship management

  • Cost control under economic aspects in the object and the respective reporting to the Site manager
  • Check the entire cafeteria before operations for the day to make sure that all furniture and equipment is clean and in working condition and that all supplies are sufficient.
  • Welcome and acknowledge all guests according to company standard and ensure they are seated comfortably.
  • Responsible for checking all tables to ensure that service is smooth.
  • Keep a vigilant eye across the cafeteria / mall optimize the dining experience for the guest as much as possible.
  • Interact with guests at the table to make them comfortable, build a rapport and obtain feedback; at the same time, do so without imposing himself or being over-solicitous. He shall be sensitive to the guests need for privacy.
  • Immediately involve the Manager in the event of any negative, unpleasant or out of the ordinary occurrence.
  • Assign tasks to his team of stewards in a manner that helps in their overall development. At the same time, during periods of pressure, he shall capitalize on the specific strengths of his team members.
  • Make sure that tables are reset as soon as the guest leaves and ready for the next seating. Inspect the cleanliness and presentation of all china, glass, and silver prior to use.
  • Speak with others using clear and professional language, and answer telephones using appropriate etiquette.
  • Develop and maintain positive working relationships with others, support team to reach common goals, and listen and respond appropriately to the concerns of other team member.
  • Ensure adherence to quality expectations and standards.
  • Completely familiarizes himself with policies and procedures related to fire, emergencies, safety, first aid and security as described in the relevant sections of this manual. Follow all company and safety and security policies and procedures; report accidents, injuries, and unsafe work conditions to manager; and complete safety training.
  • Ensure uniform and personal appearances are clean and professional, maintain confidentiality of proprietary information, and protect company assets.
  • Carry out any other additional duties, functions and assignments, entrusted to him from time to time by his superiors.
