QUALIFICATION:
Key roles and Responsibilities
- Manage escalations & building issues with the on-ground team
- Conduct walkthroughs of respective buildings and log in snags in Salesforce
- First level escalation and incident remediation works
- Ensure an incident is logged in the incident tracker and an incident report is shared within the TAT.
- Maintain an annual tracker for spends of the respective building monthly.
- 52 Week PPM Schedule Management & Half Yearly/ Annual Shutdown to be planned & executed by the
AFM.
- F&B: Monitor the F&B Equipment works carried out by the vendor at site
- Provide proper work method statement with the timely of the work
- Monitor actual execution on ground for necessary repairs / closure of tickets
- Highlight building snags every 15 days to the FM/ CL to take up with the LL in the meetings
- Raising Self Raise tickets for snags identified during building walkthrough.
- Execution on ground - raising PR Request, bringing in vendors, execution and reports
- Provide proper timely updates for all the tickets
- Highlight HK issues during building walkthroughs
- Identify building issues that require CAPEX and highlight it to the Transition Manager & FM/CL
- Identify building risks and update Risk Register on monthly basis.
- Will assist MIS in preparation of Cost Sheet and share it with CL/ FM for approval.
- Corrective actions on escalation points
- Self scoring of building audit sheet provided by SSG Team
- Execution of gap closure for points identified in the audit.
- Vendor coordination for quotes & site visits
- PR Requests to be raised
- Execution of action points
- Submit monthly Google Form for MMR Report before the 12th of every month.
- Stock Register to be maintained and inventory tracker to be updated periodically
- Prepare monthly M&E Consumables list basis tracker and raise it for approvals with the FM/CL
- Coordinating for the BOQ of the work evaluating the work description to confirm in line with the
requirement
- Ensure that daily utility tracker is being updated
- Review the readings and ensure the datas are accurate
- Follow up with EB board/ LL for monthly Utility Invoices
- Cross check invoices with daily readings and validate the bill
- Share the bill with FM/ CL for submission to payments
- Ensure Daily Reports generated by TCFM are reviewed and validated.
- Ensure that weekly report google form is filled in every Monday
- Populate the Meeting invite and the meeting scheduled as per the calendar
- Building related issues to be highlighted to the FM/ CL for discussion in the meeting.
- Validate the BOQ
- Share with Procurement for validation of costs. Once approved, raise an R&M Approval with the FM/ CL.
Once approved, raise a PR Request.
- Coordination with the vendor for timely work completion
- Cross check the activity and certify the work completion
- Ensure timely communication to the Community team and members
- Drill completion closeout report to be shared with the client & all observations to be highlighted
- To plan all required logistics
- Coordinate with the internal team on all communication and approvals
