About the Role:
- We are seeking a highly motivated and results-oriented Retail Leasing Manager to join our dynamic team.
- You will be responsible for driving revenue growth by leasing retail spaces within our properties.
- This role requires a strong understanding of the retail market, excellent negotiation and communication skills, and a proven track record of success in leasing and tenant relations.
Key Responsibilities:
Leasing & Tenant Relations:
- Actively market available retail spaces to potential tenants through various channels.
- Conduct property tours and present leasing proposals to prospective tenants.
- Negotiate lease agreements, including rental rates, lease terms, and other key provisions.
- Build and maintain strong relationships with existing and potential tenants.
- Address tenant inquiries and resolve any lease-related issues promptly.
Market Analysis & Strategy:
- Conduct market research to identify potential tenants and assess market trends.
- Analyze competitor activity and adjust leasing strategies accordingly.
- Develop and implement leasing strategies to maximize occupancy rates and rental income.
Lease Administration:
- Monitor lease expiration dates, termination notices, renewal notices, and all other lease-related communications.
- Ensure compliance with all lease agreements and relevant regulations.
- Oversee the preparation and execution of lease agreements and amendments.
Pre-Opening & Tenant Coordination:
- Manage pre-opening responsibilities, including finalizing zoning and business plans based on mall layout.
- Identify and shortlist potential retailers/brands for leasing opportunities.
- Coordinate with construction and property management teams to ensure timely tenant turnover and smooth store openings.
Financial Performance:
- Strive to drive up rentals and exceed revenue targets.
- Prepare and present weekly and monthly reports on leasing activity, occupancy rates, and key performance indicators (KPIs).
Property Management:
- Conduct inspections, manage repairs and renovations, and coordinate with outside vendors.
- Assist with event planning and execution within the retail spaces.
Qualifications:
Essential:
- Bachelor's/master's degree in Real Estate, Business Administration, or a related field.
- 7+ years of experience in retail leasing, property management, or a related field.
- Proven track record of success in leasing and tenant relations.
- Strong negotiation and communication skills (written and verbal).
- Excellent interpersonal and customer service skills.
- Strong organizational and time-management skills.
- Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint)
