- Property Identification and Acquisition: Identify and evaluate properties suited for senior living and intergenerational housing. Manage the acquisition process via joint development or outright purchase, ensuring alignment with Co's long-term objectives.
- Feasibility Studies and Due Diligence: Conduct feasibility and financial viability studies to assess property potential. Coordinate with internal teams and external consultants for accurate feasibility reports.
- Stakeholder Management and Negotiations: Negotiate deal terms with landlords, agents, and joint development partners to secure favourable agreements. Build and maintain robust relationships with property brokers, agents, and developers for a reliable acquisition pipeline.
- Legal and Title Diligence Coordination: Work closely with legal counsel for title diligence, ensuring clear property titles and compliance with local regulations. Oversee all due diligence efforts, including environmental assessments, zoning, and land use requirements.
- Ownership of Deal Closure: Drive each deal to closure by managing end-to-end processes, including paperwork, agreements, and closing documentation. Take ownership of timelines and milestones to achieve smooth transactions and prompt project kick-off.
- Strategic Growth and Development Planning: Collaborate with the leadership team to shape the business development strategy for long-term growth. Support internal teams in site planning, master planning, and project onboarding once acquisitions are complete.
Skills and Competencies:
- Excellent communication skills and strong negotiation, interpersonal, and stakeholder management skills.
- In-depth knowledge of land acquisition regulations, including FSI, TDR, and local bylaws.
- Familiarity with metro cities and its surrounding markets; understanding of basic property title and regulatory compliance.
- Proven ability to assess project stages, potential risks, and development options.
- Proficiency in commercial terms, payment processes, legal document verification, and due diligence.
- Skilled in location studies to identify investment opportunities and familiarity with land trade practices.
- Broad knowledge of the real estate market and regulatory landscape.
