Job Description

Job Summary: A Property Manager is responsible for overseeing the day-to-day operations and management of residential or commercial properties. This role involves ensuring that properties are well-maintained, tenants are satisfied, and financial objectives are met. The Property Manager must have excellent communication, organizational, and problem-solving skills to succeed in this role.

Key Responsibilities:

1. Property Maintenance and Inspection:

  • Conduct regular property inspections to identify maintenance and repair needs.
  • Coordinate and oversee maintenance and repair activities to ensure properties are well-maintained and meet safety standards.
  • Address tenant maintenance requests promptly and efficiently.

2. Tenant Relations:

  • Establish and maintain positive relationships with tenants.
  • Respond to tenant inquiries, concerns, and complaints in a professional and timely manner.
  • Conduct tenant screenings, lease negotiations, and move-in/move-out processes.

3. Rent Collection and Financial Management:

  • Ensure timely collection of rent and handle delinquent accounts following company policies.
  • Prepare and manage property budgets.
  • Monitor expenses and find cost-effective solutions to improve property profitability.

4. Marketing and Tenant Acquisition:

  • Develop and implement marketing strategies to attract and retain tenants.
  • Advertise available properties through various channels.
  • Screen prospective tenants, conduct background checks, and approve lease applications.

5. Lease Administration:

  • Draft, review, and enforce lease agreements in compliance with local and state laws.
  • Maintain accurate records of lease agreements, renewals, and tenant communications.
  • Handle lease terminations and security deposit returns according to legal requirements.

6. Legal and Regulatory Compliance:

  • Stay up-to-date with federal, state, and local property laws and regulations.
  • Ensure properties comply with safety codes and environmental regulations.
  • Address legal issues and disputes as they arise, including eviction proceedings when necessary.

7. Reporting and Documentation:

  • Prepare regular reports on property performance, financials, and occupancy rates.
  • Maintain organized records of property-related documents, such as leases, maintenance records, and correspondence.

8. Vendor and Contractor Management:

  • Solicit bids and manage contracts with vendors, contractors, and service providers.
  • Oversee and evaluate vendor performance to ensure quality service and cost-efficiency.Role & responsibilities
