Years of experience: 14+ experience into electrical maintenance

Qualification: Degree/ Diploma in EEE

Location: Bengaluru

Roles & Responsibilities:

• Experience in Property / Facility management of Commercial & Residential Properties.
• Ability to drive the operations solely & to follow all safety measures.
• Should have good knowledge of all Electrical, HVAC, Plumbing, Fire Fighting, Civil, Interiors installations
• Over view of the commercial & residential site PAN India
• Fortnightly rounds of all sites within Bangalore & Quarterly/Half yearly for outstation sites
• Ensure all MEP services are operational with zero tolerance
• Primary trouble shooting for any break down
• Vendor Follow ups
• Daily work allocation, follow ups, briefing, etc
• Maintain the logbooks, checklists and PPM schedules for all M & E installations.
• Maintain 52-week PM planner & follow up for closures
• Prepare MIS, Reports, etc
• Provide trainings to all technicians & maintain an annual calendar
• PO / PR process, AMC tracker, Invoice tracker, etc
• Thorough knowledge of Electrical, HVAC, Plumbing, Automation, Civil, Painting, etc
• Stock inventory monthly audit, follow up for monthly inventory with site in charge
• Follow up for all Statutory documents & regular submission to government authorities
• Assist Site team for any technical assistance
• Implement and oversee the pre-emptive maintenance programme to reduce the risk of sudden failures of critical equipment
• Manage Downtime/ Breakdowns.
• Update and implement Emergency Response plan; drills etc as required
• Co-ordinating with Projects & Property managers for smooth handover-takeover
• Snags list & follow ups
• Should have experience in Revamp / Retrofit Project for any CAPEX rectification
