Job Description
Key Responsibilities. Financial Reporting & Analysis:. Prepare and review monthly, quarterly, and annual financial statements for real estate properties and related entities. Analyze financial performance, identify trends, and provide recommendations to management for cost-saving opportunities or potential areas of concern. Track and reconcile property-related expenses, including utilities, taxes, maintenance, and insurance. General Ledger Management. Maintain and reconcile general ledger accounts, ensuring all transactions are recorded accurately. Post journal entries related to real estate operations, including rent receipts, property expenses, and capital expenditures. Property Management Accounting. Track rent rolls, tenant payments, and lease agreements to ensure accurate and timely billing. Prepare monthly rent rolls, cash flow reports, and tenant delinquency reports. Assist in the preparation of lease abstracts and ensure compliance with lease terms. Budgeting & Forecasting. Assist in the preparation of annual property budgets and forecasts. Monitor actual performance against budgets, and assist with variance analysis and reporting. Tax & Compliance. Ensure accurate and timely filing of property taxes, sales taxes, and other required filings. Maintain knowledge of real estate accounting principles, including GAAP, and ensure compliance with relevant laws and regulations. Cash Management. Oversee daily cash transactions related to real estate operations and manage cash flow. Assist in the preparation of cash projections for property acquisitions, sales, and operations. Property Acquisitions & Dispositions. Assist with the financial analysis of property acquisitions, including due diligence, purchase price allocation, and integration into accounting records. Support the accounting process for property sales, including the calculation of gain/loss and the transfer of ownership. Audit & Internal Controls. Prepare supporting documentation for internal and external audits. Implement and maintain strong internal controls to safeguard company assets and ensure accuracy of financial data.
