Roles and Responsibilities
1. Project Planning and Implementation
- Implement Aparna standards of excellence in all assigned projects; Drive continuous improvement, value engineering and innovation across all projects
- Survey the environment for latest developments and best practices in construction equipment, techniques & tools; Evaluate the feasibility of implementing the same in Aparna
- Constantly share learning and experiences from projects within the Department
2. Operations
- Study of drawings and verification with approved drawings. Work closely with the consultants and architects to ensure timely receipt of drawings (and BOQs); Highlight concerns / issues and provide inputs on the feasibility / practicality of construction.
- Develop a project plan with timelines, resources and critical milestones; Obtain a sign-off on the plan from the senior management and circulate the same to all concerned departments
- Ensure construction activities are as per approved work policy.
- Undertake cost control measures and ensure labour planning is within budgets.
- Assist in conducting periodic audits to drive compliance with ISO requirements. Adhere to quality & safety standards (statutory and organizational); Ensure timely documentation and maintenance of records
- Oversee housekeeping at project sites
- Co-ordinate with PMC and mock-up for works.
- Adhere to project targets with respect to timelines, cost and quality. Continuously monitor and report the project status with senior management.
- Attend all project review meetings with the project team, consultants and contractors; Ensure timely highlighting and resolution of design inadequacies, non-compliance to material indents and all other issues
- Certification of bills and checking with standard quantity; Follow up with finance to ensure timely payment for timely payment of bills to contractors, vendors etc.
- Work closely and coordinate with various departments (Marketing, Finance, Legal, Liaison) including PMC/ Consultants and sub-functions within Execution to ensure smooth business operations.
- Interact with Legal and Liaisoning Department for statutory approvals and any site-related issues; Consult with HR on issues related to statutory compliances with respect to the contractor
- Maintain periodic MIS on the progress of the project
- Ensure post project reviews are in place and include lessons learnt exercises which identify both positive and negative outcomes to be actioned.
3. Financial
- Drive cost savings through process standardization, value engineering and effective project management
- Liaise closely with Business Services teams to ensure accurate & robust budget monitoring against project plans
- Track and monitor benefits realisation against planned targets
4. Customer Relationship
- Ensure high quality standards for ensuring customer satisfaction
- Ensure customer modifications / query resolutions are handled within the pre-agreed timelines. Achieve customer satisfaction and handle the customer related issues promptly
5. People
- Coach, mentor and develop direct reports and manage a high performing team that delivers continuous improvement, adds value and reduces cost.
- Cascade department objectives to the rest of the team and monitor ongoing progress and performance in a timely manner
6. Processes
- Encourage knowledge transfer and lessons learnt during project execution to drive best practice and bring in change initiatives at Aparna
- Bring in industry best practices and associated process improvements to project related work and focus on continuous improvement
Required Candidate profile
- B. Tech/ BE (Civil) with 8-11 years of experience in construction of High Rise residential buildings and High End villas in Real Estate Industry
- Must have experience in Structure Works
- Must have experience in Mivan Shuttering Works
