Job Overview:
We are seeking a detail-oriented, highly skilled Advocate for Property Due Diligence and Title Search Reports to join our team.
This position involves reviewing property documents, conducting in-depth research, and ensuring that title records are clear, accurate, and free from legal encumbrances.
The ideal candidate will have a strong understanding of property law, title search procedures, and the ability to provide clients with comprehensive due diligence reports that ensure the legal integrity of property transactions.
Key Responsibilities:
- Property Due Diligence: Conduct thorough property due diligence to identify any potential legal issues, encumbrances, or risks associated with property titles, ownership disputes, or outstanding claims.
- Title Search and Report Generation: Lead the title search process by examining public records, legal databases, and other relevant sources to verify property ownership, boundaries, and title history.
Produce clear and accurate title search reports.
- Legal Review: Analyze and interpret legal documents related to property transactions, including deeds, mortgages, leases, easements, and encumbrances, to ensure that they meet all legal requirements.
Risk Assessment: Identify potential legal risks or challenges that may affect property transactions, and provide recommendations for mitigating those risks.
- Client Communication: Advise clients (real estate agents, investors, developers, and individuals) on the findings of property due diligence and title search reports.
Provide clarity on legal terms and implications.
- Collaboration: Work closely with legal teams, real estate professionals, and other stakeholders to ensure smooth property transactions and resolve any title-related issues.
- Compliance: Stay up-to-date with local and national property laws and regulations to ensure all due diligence processes and reports comply with relevant legal standards and industry practices.
- Documentation and Reporting: Prepare and maintain detailed documentation of due diligence findings, title searches, and legal analyses.
Ensure that reports are organized, accurate, and delivered on time.
Qualifications:
- Education: Bachelor's degree in Law, Real Estate, or a related field.
- Additional certifications in property law or title examination are a plus.
- Experience: Minimum of 3-5 years of experience in property law, title searching, or real estate transactions.
Skills:
- Strong understanding of property title issues, legal documents, and due diligence procedures.
- Excellent research, analytical, and problem-solving abilities.
- Ability to draft clear, concise, and accurate reports.
- Familiarity with local, state, and federal real estate laws and regulations.
- Strong communication skills, both written and verbal.
- Attention to detail and a commitment to accuracy.
- Proficiency in property management software, legal research databases, and MS Office Suite.
Preferred Qualifications:
- Experience in a legal or real estate firm with a focus on title analysis and due diligence.
Certification as a title agent or similar accreditation.
- Knowledge of specialized software or tools used in title searches and due diligence reporting.

Most terrible law firm to work at. Issue more or less was the partner I was working with and the team. If one is going to learn, one should not go to this firm, nothing to like.
Everything is a dislike about this place. Salary was almost nothing when compared to work, the team was terrible and partner got the same clients to work with which led to no learning experience.
