Job Description

Job Purpose:


The Estate Manager will oversee all aspects of property management for the EMMVEE Group, including lease agreements, rent payments, property taxes, and document maintenance. The role requires maintaining strong liaison with government authorities, ensuring compliance with property-related regulations, and managing day-to-day operations of company properties.


Key Responsibilities:


  • Draft, review, and manage lease agreements for all properties.
  • Monitor and ensure timely rent payments and renewals.
  • Negotiate lease terms and manage tenant relationships where applicable. • Ensure timely payment of property taxes and compliance with local regulations besides getting ECs.
  • Maintain up-to-date records of tax payments and related documentation.
  • Maintain accurate records of all property-related documents, including lease agreements, tax receipts, and compliance reports.
  • Ensure secure storage and accessibility of critical property documents.
  • Develop and maintain effective relationships with government officials and regulatory bodies.
  • Manage property-related approvals, permits, and compliance requirements.
  • Oversee regular maintenance, safety of properties and repairs of all properties.
  • Coordinate with vendors and contractors for property-related services.
  • Prepare budgets for property management and maintenance expenses.
  • Monitor expenditures and ensure cost-effective management of resources.
  • Identify and mitigate risks related to property management, including legal, financial, and operational risks.
  • Ensure properties are insured and handle claims if required.

Key Skills and Competencies:


  • Strong knowledge of property management, lease agreements, and local real estate laws.
  • Excellent organizational and record-keeping skills.
  • Effective communication and negotiation abilities.
  • Proficiency in MS Office and property management software.
  • Strong liaison and interpersonal skills to maintain relationships with government authorities.
  • Attention to detail and the ability to manage multiple properties simultaneously.

Preferred Qualifications:

  • Bachelors degree in business administration, Real Estate Management, or related fields. Preference to LLB graduates.
  • Proven experience in property or estate management, preferably within a corporate environment.
  • Building rapport with the Sub Registrar offices, Government offices, Advocates etc.,
  • Familiarity with compliance and taxation related to property management.
