Senior Manager (Contracts/Billing/Purchase)

Role & responsibilities

Planning:

• Preparing and Updating Project schedule for all the construction activities
• Preparing construction cash flow for the projects as per the construction schedule.
• Preparing overall cashflow & Budget of the project (Approvals/Premiums & Construction) in consultation with Architect & other departments.
• Updating Engineers certificate in RERA.
• Preparing Checklists & Method statements for the construction activities.

Budgeting:

• Working out the quantity of materials for various construction activities
• Preparing Project budget sheet as per the construction schedule.
• Performing Rate Analysis for Project Budgeting.
• Preparing comparative statements as per specifications.
• Negotiating with vendors on terms like: specification, cost & time.

Contracts/Vendor management:

• Registering vendors and contractors.
• Gathering quotation from contractors and vendors.
• Visiting Site of contractors/Vendors before awarding of contract/PO.
• Comparing quotes of contractors for construction activities and awarding works
• Preparation of Purchase order, Indenting of Materials.
• Followup with the vendors for supply of materials within time schedule.
• Co-ordinating with vendors & pushing them for work to protect schedule.
• Attending seminars/exhibitions to gather information regarding new technology or methods for its implementation.

Billing:

• Timely checking & certification of contractors and vendors bills in co-ordination with site and w.r.t. site visits.
• Processing of bills.
• Maintaining records of work done as per Work order and Purchase Order.
• Followup for timely payment of contractors and vendors.
