Location: Jogeshwari East
Job Role:
Developing contract strategy based on project segment including Identifying, developing and negotiating with vendors on the basis of cost analysis and alternate quotes, adhering to Budget requirements .
Identifying new vendors/contractors for specific work & subsequent Follow-up with contractor for the same and submission of offers for finalisation.
Analysing and comparing quotes on the basis of budget allocation, cost, quality, delivery, any deviations from vendors with final cost to company analysis.
Preparation of work contracts including final agreed terms, conditions, deviations, addendums complying with all statutory requirements.
Monitoring the budget process for the projects involving comparison between planned and actual budget, identifying, understanding the deviations and establishing control measures for the same
Contract administration including claim settlement, dispute resolutions, extra items, issuing amendments, contract closure for achieving timely project deliverables.
Developing and implementing systems to help management of high volume, high value contracts and reviewing contract MIS
Coordinating with Architects, Structural Consultants, freezing the specifications, drawings & details
Strategizing and finalisation of Civil, MEP, Architectural and Consultancy Contracts, Settlement of disputes and claims, brand partnering, Cost optimisation by standardising specifications. Work towards Customer collection and revenue recognition,.
WORK ORDER/Tender Drafting - Drafting WORKORDER/tender conditions suiting business requirements & execution strategy of the project, collating necessary documents forming tender.
Negotiations - Leading negotiations, deliberating on bidders' construction methodologies, resource deployment, construction program, cash flow, site logistics, site organization etc., putting forward value adding suggestions, clarifying bidders' queries, documentation throughout the bidding process.
Contract Award - Processing recommendation by narrating important events, value additions done in the process, providing rational of award etc.
Documenting & signing the contract. Administering Contracts - Administering all the contracts, purchase orders under execution, guiding the operations team on day-to-day basis for effective management & fulfilling the purpose of contract.
Observing failure in fulfilling the contractual obligations, if any, from either side & ensuring the same to be fulfilled. Managing the changes by renegotiating the contract. Managing entire contract life cycle.
Settling Contractual Disputes - Instrumental in closure of contractual claims & disputes at multiple projects. Nullifying claims wherever possible by verifying facts & contractual provisions else leading the negotiations with the contractor to resolve & settle the claims at minimal amount.
Establishing long terms contracts with contractors .
Document Standardization - Standardizing General Conditions of Contract for Works Contracts, Project Management & Design Consultancy Services. Developed model Special Conditions of Contract. Standardizing Bank Guarantee Formats, Bonds, Undertakings etc., with the help of legal department. Periodical review & updating the standard documents.
Contractor Development - Exploring new contractors with various expertise, understanding & assessing their capabilities on various parameters and completing the prequalification process.
Design effective budget models for departments and the entire company
Analyze financial information (e.g. revenues, expenditures and cash management) to ensure all operations are within budget
