Job Description:
We are seeking an experienced and highly skilled candidate to oversee and operate the Land, s within our Property Development and Real Estate Company. This role requires a deep understanding of the Real Estate Market (Chennai), identification/ exploration of Joint Development opportunities , land acquisition, legal compliance, and effective liaison with external stakeholders.
Responsibilities:
Land Acquisition/ Joint Development Opportunities and Management:
- Identify potential land/property parcels for development projects.
- Identify opportunities for Joint Development of land parcels/ Redevelopment opportunities
- Negotiate and secure land acquisition/ Joint Venture deals, ensuring favorable terms for the company.
- Conduct due diligence on land titles, ownership, zoning and other regulations.
- Manage land records and documentation.
Legal Compliance:
- Stay abreast of relevant laws, regulations, and industry standards affecting real estate development.
- Ensure compliance with all legal requirements throughout the project lifecycle.
- Collaborate with legal counsel to review contracts, agreements, and other legal documents.
Liaison and Government Relations:
- Establish and maintain positive relationships with local government authorities, regulatory bodies, and community stakeholders.
- Represent the company in meetings, hearings, and negotiations with government agencies.
- Coordinate permits, licenses, and approvals necessary for project development.
Risk Management:
- Identify and mitigate legal and regulatory risks associated with land acquisition and development projects.
- Develop strategies to address potential obstacles and challenges related to land, legal, and liaison functions.
Team Leadership and Collaboration:
- Lead a team of professionals responsible for land acquisition, legal compliance, and liaison activities.
- Foster a collaborative and results-driven work environment.
- Provide guidance, mentorship, and support to team members.
Requirements:
- Bachelor's degree in Law, Real Estate, Business Administration, or related field. Master's degree preferred.
- Proven experience (15 years) in land acquisition, legal compliance, and government liaison roles within the real estate industry.
- Strong understanding of land development processes, zoning laws, and regulatory requirements.
- Excellent negotiation, communication, and interpersonal skills.
- Ability to work effectively in a fast-paced environment and manage multiple projects simultaneously.
- Leadership experience with a demonstrated ability to motivate and develop a high-performing team.
- Sound judgment and decision-making abilities.
- Proficiency in legal research, contract drafting, and risk assessment.
- Knowledge of local real estate market trends and industry best practices.
