About the OpportunityBesides an attractive remuneration package, working for VRA gives you the opportunity to join a high-growth platform that is leading the transformation of Indias urban built environment. In this role, you will be responsible for executing the leasing plan by identifying and negotiating with prospective tenants/ retailers to maximize income in line with the business plan for VR Bengaluru. You will ensure proper tenant mix in line with business strategy, market demand, and ensure enabling desired business objectives.
AccountabilitySupporting Actions
Business Development & Leasing



  • Brand analysis, catchment analysis, and market analysis to continually review the strategic positioning of the centre with the management team
  • Identifying prospective tenants / retailers and setting meetings for leasing of retail spaces and kiosks.
  • Support any other strategic revenue generating sales initiatives for the centre.
  • Conduct presentations and site visits for prospective tenants/ retailers
  • Developing attractive leasing packages, negotiating and closure of the deals
  • Ensuring all leasing targets are timely achieved as per the assigned retail categories / leasing plan

Lease documentation & fit out coordination

  • Follow up with the tenant/ retailer for the documentation related to the space.
  • Coordinate with legal team to conclude on the contract clauses and taking a final signoff from the tenant / retailer on the contract.
  • Register lease agreements before store opening.
  • Work with the tenant coordination team in transitioning from the executed contract through to the handover of tenant spaces and commencement of fit out, through to trading.
  • Ensuring the delivery condition of each tenant/ retailer is met.

MIS, Reporting and Maintaining Relationships

  • Create tenants / retailers profile and update internal databases for each tenant category.
  • Prepare weekly, monthly & quarterly reports on the status and performance of leasing activities.
  • Manage relationship with all tenants / retailer.
  • Establish and maintain effective working relationship with IPC’s (International Property Consultants) and local channel partners.
  • Maintain working relationship with sales and marketing personnel across other centres of the VR portfolio

Self-Development

  • Ensure timely updation of the required skills;
  • Attending relevant forums / seminar for market updates / intelligence;


Preferred Qualities and Skills

  • 3-5 years in organised retail centre sales/leasing
  • MBA or equivalent degree
  • Excellent organizational and time-management skills
  • A team player with leadership abilities
  • Strong work ethic, intense drive, and initiative for service delivery.
  • Excellent written and oral communication skills.
  • Excellent negotiation and problem-solving skills
