Role Description:
This is a full-time on-site role for an Area Technical Manager. The Area Technical Manager will be responsible for analytical skills, team management, technical support, research and development (R&D), and project management.
Qualifications:
- Strong analytical, problem-solving, and decision-making skills. Proven track record in team management.
- Technical support experience in the real estate industry. Experience in research and development (R&D) and in identifying new technologies .
- Project management experience.
- Ability to communicate effectively with various stakeholders, including contractors, architects, and engineers. Bachelor's degree in any related field; Master's degree preferred.
- 10+ years of relevant experience in the real estate industry.
KRA:
- Asset Management & Maintenance of Property Efficiency of all appliances and technology related affairs , renewal of warranties /AMCs on time and recommendation of extended warranties/AMCs.
- PPM Adherence, M&E MIS, Vendor Negotiation, DG, Transformer, Automatic Gate, Monthly Equipment Health Report, Instrument and Tools book keeping, Material Inventory, Monthly AMC Reports, Diesel Inventory, Material Inventory.
- Ensure efficient repair schedules and review repair cost estimates.
- Prioritize the maintenance and repairs of equipment and parts.
- Control and monitor inventory of assets.
- Monitor and complete maintenance and repairs timeously and cost-effectively.
- Organize incoming and outgoing inspections and prepare inspection reports. Implement preventative maintenance programs. Direct and control all personnel and resources to ensure property is properly maintained.
- Conduct and document regular facilities inspections. Oversee facility refurbishment and renovations.
- Obtain quotes and tenders from vendors and suppliers. Planning & coordination with the Common area maintenance team.
- Daily pool water report submission, Daily work report submission, Log Books Maintenance,
- Daily Travel Report, Drain Chambers, Common Area Complaints Closure, Safety Adherence.
- Generate and present regular reports and reviews of facility-related budgets, finances, contracts, expenditures and purchases. Processes and Systems-Adherence to checklists for maintenance.
- Training-Training team members, maintenance staff on their roles, responsibilities and conduct Training on Equipment, Lift ,DGs, Panels and other preventive maintenance.
- Recruitment-Inducting the right candidates in time and in sync with the recruitment plan and developing a growth path for them.
- Vendors Management-Identifying / empaneling / inducting various external vendors at multiple levels
