Job Summary:

The Senior Technical Officer for Technical Valuation in Housing is responsible for overseeing and executing technical valuation processes related to housing projects. The role involves providing technical expertise, ensuring adherence to standards, conducting valuations, and analyzing market trends. The officer will work closely with teams involved in property assessment, valuation, and housing development, while also ensuring that all valuations meet legal, financial, and regulatory requirements.
Key Responsibilities:

Technical Valuation & Analysis:
Conduct accurate and comprehensive valuations for housing properties and projects, including residential developments, individual housing units, and property portfolios.
Perform detailed site inspections, property assessments, and analysis of technical aspects related to construction, design, and overall property conditions.
Utilize appropriate valuation methodologies (e.g., market comparison, income approach, cost approach) based on the type of property and relevant market data.
Ensure that all valuations are in compliance with local regulations, industry standards, and internal policies.

Advisory & Consultation:
Provide technical advice and guidance to internal teams, clients, and stakeholders on valuation methodologies, market trends, and property investment opportunities.
Assist in interpreting valuation reports and advising on investment strategies or property developments.

Collaboration & Coordination:
Collaborate with other departments, including legal, finance, and construction teams, to ensure the valuation process is integrated effectively into the overall housing project lifecycle.
Coordinate with external stakeholders such as clients, property developers, contractors, and government authorities when required.

Market Research & Trends:
Stay updated on current market trends, economic factors, and developments that may influence property values and housing markets.
Conduct research to identify emerging trends, and provide reports on market forecasts, valuations, and potential risks.

Regulatory Compliance:
Ensure that all valuations are performed in accordance with relevant laws, regulations, and industry best practices.
Maintain up-to-date knowledge of housing policies, land laws, valuation standards, and tax regulations.

Reporting & Documentation:
Prepare and present detailed valuation reports, including supporting documentation and justifications for conclusions drawn.
Maintain accurate records of all valuation activities, assessments, and communications.

Training & Development:
Mentor and guide junior technical officers or team members, ensuring the continued development of skills in property valuation and technical aspects of housing projects.
Conduct training sessions on valuation techniques, best practices, and industry changes as needed.
