Job Title: Compliance Manager

Job Location: Pune, India

Annual Salary: ₹4 Lacs to ₹9 Lacs

Experience: 3 to 8 years in Compliance Management (Real Estate Experience is a must)

Key Responsibilities:

1. Compliance Oversight and Coordination: Act as the single point of contact for all building and statutory compliance management across sites. Ensure vendors and sub-vendors comply with all relevant regulations, including Labour, PF, ESI, Electrical, Safety, and CIEG audits by government authorities. Coordinate and manage random/organized audits in collaboration with external consultants and vendors.
2. License Management: Ensure all vendors and sub-vendors possess valid licenses across all locations. Proactively manage license renewals, working closely with the Compliance team and UCS to ensure renewals are completed ahead of expiration. Maintain up-to-date copies of valid licenses with site Facility Managers (FMs) and vendors.
3. Team Management & Vendor Compliance: Lead, manage, and mentor a team of site compliance SPOCs, ensuring adherence to compliance processes and timelines. Guide regional compliance leads to ensure monthly vendor compliance in line with the compliance process. Track vendor documentation submission in accordance with the agreed schedule.
4. Documentation & Audit Management: Coordinate with departments to ensure timely and compliant entity documentation. Ensure monthly internal audits are conducted across all sites and that new sites are added to the audit schedule. Review audit reports, share with site management, and ensure timely follow-up on non-compliance issues.
5. Statutory Compliance Management: Ensure compliance with statutory obligations, including CEIG, Fire Safety, Lift, Explosives, and Stability Certificates across buildings and sites. Monitor monthly status reports and share them with stakeholders, tracking compliance performance. Address and resolve non-compliance issues based on monthly compliance status.
6. Issue Resolution & Escalation: Proactively address and resolve compliance challenges or documentation gaps with regional SPOCs, vendors, and internal teams. Escalate critical issues and track progress to resolution, ensuring all discussions are documented and tracked via MOMs (Minutes of Meetings). Follow up with regional leads and city managers to ensure compliance documentation is submitted and tracked.
7. Training & Process Improvement: Organize regional training sessions for site FMs to improve their understanding of statutory compliance processes and address queries. Propose and implement quarterly process improvements, quantifying the impact to ensure 100% compliance delivery according to state-specific regulations.
8. Reporting & Communication: Share monthly compliance dashboards with senior management, highlighting key performance metrics, issues, and challenges. Maintain regular discussions with key stakeholders to align on expectations, address challenges, and track progress with MOMs. Proactively escalate critical compliance challenges and ensure timely closure of issues.

Key Requirements:

• Industry Experience: Real Estate experience is a must.
• Educational Qualifications: Graduate/Post-Graduate in Law, Compliance, or a related field.
• Experience: Minimum of 4+ years in managing vendor and statutory compliance across multiple sites or regions.
• Skills:
• Strong background in handling audits, labour laws, and statutory obligations.
• Excellent team management, communication, and coordination skills.
• Ability to drive process improvements and ensure 100% compliance across all sites.
