Review and evaluate the scope of work from the drawings, BOQ and specifications to prepare the Program of Works.

Generate Weekly, Monthly Progress Reports.
Generate Executive Report for the management.
Prepare cash flow statements along with time bound costs and expense projections.
Analyse time over run and cost over run for the project along with Contractor work delay implications.
Track the project schedule and completion milestones along with Contracts Administrator and flag the concerns and Critical Path shortfalls and their clearances.
Prepare look ahead plan for the Execution team.
Cross-functional coordination to ensure smooth running of the project.
Notify Client / Consultant on delays and ensure Value Analysis on schedules to the management.
Notify the Client / Clients representative in change of scope as may affect or has affected the project course.
Shall be the central coordinator for all project activity schedules, their preponements, rescheduling or delay processing.
Shall maintain all records in coordination with the Contracts Administrator and Design Coordinator along with the Project Manager on all aspects of the project, its record keeping with regard to design issues, drawings issues, construction statuses, contractor statuses / delays and Consultant deliverables.
Shall maintain communications with Contractors and Vendors as required and instructed by the Management.
Shall contractually communicate delays, design change related to schedule changes, and maintain records on all contractual queries.
Foresee the possibility of risk occurrence and take corrective actions in conjunction with the Project Manager.
Prepare micro plan for any various work packages along with the relevant contractor.
Record keeping for all progress review meetings and track the outcomes & deliverables.
Maintain Event records which shall be helpful in Claims and oversee claim disputes.
Prepares, supervises and approves the development of Project Execution Plan [from construction and finishes point of view], and its implementation, Critical Paths and properly document the life of the project including Project Close-out.
Attending regular meetings (on work progress, coordination, design, etc.) with Main Contractor and Consultant to discuss key issues related to the project.
Any other ad-hoc projects and duties as required by the management.
Manage and oversee functioning of Estimation & Costing, Quantity Surveying for all disciplines not limited to civil, mepf, interiors, landscaping, lighting, bought-out items and their finishes.
Conduct cost analysis for various construction projects
Provide cost estimates and projections to clients as may be required.
Preparation of feasibility reports, cost proposals for green field and brown field projects.
Preparation of budget estimates at various stages of the project and pre-tender estimates.
Review tender documents, contracts, budgets, bills of quantities and supporting documentation.
Track changes to the design and/or construction work
Carry out cost analysis on approved rates, rework and variations.
Contractor billing cost sheets to be prepared and maintained.
Review Service level agreements with contractors and/or subcontractors who work on the construction of the project.
Identify cost-saving measures and recommend alternatives to reduce expenses.
Prepare detailed reports outlining project costs, expenses, and profitability.
Ensure accurate and timely completion of all cost-related tasks and deliverables.
Ensure compliance with design intent and coordination with specification.
Evaluate Contractor / Sub-Contractor claims.
Ensure that the project complies with regulations, which includes revisions of the project design as necessary.
Liaise with the client and other construction professionals, such as site managers, project managers and site engineers.
Proficient with Contracts, contracting methods and conditions of contracts.
Valuate completed work with regard to supply and installation.
Verifying Contractor bills and completing the certification process and tracking the same once received from the site.
Timely reply to all contractual queries and notifications from contractors keeping the Employer’s interest foremost.
Review, document and make appropriate replies on all and any claims from contractors.
Review, document and make appropriate responses with due references to contractual terms on all Extension of Time Claims
All EOT claim responses to comply with codes of conduct, technical specifications, statutory compliances, and all relevant contract terms where applicable.
Detailing and documentation of all responses and assimilating data on contractors which shall form a basis for and contractual obligations, payouts, time and cost allowances or deletions, suspensions or terminations.
Settlement of variation claims
Assists with construction administration.
Analyze outcomes and present weekly and monthly report to Owners.
Monthly cash flow statements to be issued to Owners based on works completed and billed/ proposed to be billed, procurement and delivery related payments.
Ensuring job ethics and professionalism in dealing with all works related to the function and in dealing with vendors and contractors.
