Experience: ∙Minimum 15+ years of experience in Mall/ IPC (Retail)
∙Must have handled responsibility for the full cycle of leasing and documentation

Responsibility:


1.Understanding dynamics of Specialty Retail Market
•Tracking Specialty Brands and their Image.
•Performance of Specialty Retailers.
•Emergence of new Brands / Players in the market.
•Emergence of new Retail Formats.
•Lease rent trends, and their viability for different Retailer categories.

2.Relationships with key Retailers
•Relationship management strategy for key Retailers.
•Key parameters tracking.
•Continuous tracking of Retailer Needs and Mall Features.

3.Retailer Planning, organizing and Formatting
•Assessing impact of Tenant Mix on buying behavior of target shoppers.
•Preparing an Ideal Tenant Mix and measuring performance of Actual Tenant Mix.
•Understanding of Retailing Format and its implication on Mall design.
•Infrastructural needs of Retailers

4.Understanding of performance parameters of Retailer category
•Identifying key performance characteristics of each Retailer Category.
•Create and manage Data- base for the identified parameters.
•Trading density of various retail categories and sizing.

5.Evaluation and closure of Lease Deals
•Evaluate Lease Offers, negotiate terms and rentals, and close the lease deals within shortest possible time.
•Include performance-based terms for terminating and extending lease agreements.
•Conduct review of leases and market annually to ascertain economic changes, which may present opportunities to
renegotiate lease contracts and improve realization.

6.Understanding Mall Zoning issues
•Understanding of lifestyle values of target shoppers that impact retail environment.
•Knowledge of Winning Shopping Centre Design and retail structuring within them

  • Impact of Mall Zoning on target Retailers.
  • 7.Mall Operations
    •Understanding of CAM models. Insurance and Risk Management.
    •Fit out guidelines laid by architecture department
    •Liaising with mall operations for ensuring smooth entry- exits
  • 8.Understanding Financial aspects of Project and Leasing
    •Understanding lease provisions of various categories, Restaurants, Stores, Theatre, Entertainment, etc.
    •Comparative Lease financial analysis.
    •Non-monetary provisions that impact lease economics
  • 9.Store & Kiosk Design
    •Space needs for various Retailing categories.
    •Understanding of Retailing Presentation Issues: Lighting, Fix Turing, Windows & Display, Signage.
    •Merchandising requirements & solutions.
    •Storefronts trends.
  • 10.Knowledge of Construction
    •Construction Quality and Construction Cost
    •Construction timelines for assessment of delivery schedule.
  • 11.Tracking Urban Development, and Social Changes
    •In depth understanding of cultural patterns and practices.
    •Tracking urban development and infrastructure changes in potential markets
    •Develop Dos & Donts based on cultural sensitivity of customers.
  • 12.PR Management
    •Building awareness and positive perception of Mall business
    •Media Planning and Optimizing Media Spend
    •Encouraging Innovative Media Activities
    •Managing the Public Image of the Brand
    •Crisis Communication Management
  • 13.Customer Understanding
    •Developing an intimate knowledge of Customers (R & S) Attitudes and Behaviors
    •Initiating & Interpreting Market Research for various retail Categories

    •Championing the Brand
